This isn’t verified so take it with a huge grain of salt, but I’m hearing rumors that Brown Shoe will move to Centene Plaza C.

Campus will most likely still be sold off for a redevelopment…but Brown won’t occupy it.

^ The more I think about it, I think it makes perfect sense.  Centene is going to vacate that building anyway, Caleres could sign a lease, scrape the Centene name off the building and name it Caleres Tower.  They'd have a brand new HQ in a shiny new building for a fraction of the cost.

Such a good spot.  If Clayton can pick up a couple more thousand residents it will reach 10k people per square mile.  A residential project on this site in addition to the projects either being built or proposed get us close.

^ & ^^ A couple thoughts running through my head so curious if anyone thinks the same or different.

Framer, I'm running with Westport as best bet for Emerson.  LHM has seem to slowly but surely building up a mixed use amenity rich campus which I assume is still relatively centrally located for Emerson employee base and ease of access to Lambert.  

Does anyone think that GRG arm of Clayco talks a big game in some of their proposal but do the really have a lot showing for it??? Not sure and not counting Centene?Clayco which resulted in a less space then envisioned nor do I think building big box Costco much to brag about.   Maybe GRG has much more outside of St. Louis going on but I believe they have floated a few big projects.

They’re in progress on Riverpoint and Wildhorse Village in the suburbs, both massive projects.

Clayco is often involved in many of BJC/WU’s projects…they helped build 100 too.  Benson Hill in Creve Coeur and Pfizer in Chesterfield.  They’re involved in the Pruitt-Igoe redevelopment…and yes they also have large offices outside of St. Louis.

Just spitballin here and seeing one option to explain the school district's play.
  1. Build a new high school at the Calares location.
  2. Move the football and soccer fields from location further up Gay Ave to be part of Shaw Park. Put them where the school is now.
  3. Sell off the soccer, football, family center property (a good sized larger) at a profit?
Clayton has done similar things before with the Captain Elementary school in Demun and the Wydown Middle school across from Wash U.

My thought as well, consolidating the fields and allowing for further campus expansion at Caleres HQ site while selling of the current fields property.  

Does this conversion to public sector ramp up the value of Enterprise's campus?  Land is getting scarcer in Clayton fast.  I feel like it makes that campus all the more desirable for selloff and redevelopment in the future, as well as a greater windfall for the company, allowing it to easily move to BPV phase 3 ;-)

I think it could be good.  I think having an Urban style school would be good.  It'd be interesting to see how compact they could make a high school campus.

I don't think the current athletic field would be allowed to be as dense as the Caleres property or the current high school location.  If the goal i density i would argue for moving the High school to the athletic grounds and redevelop the current high school into dense development.  I realize this probably isn't feasible for sq footage a traffic flow reasons but the current athletic fields would probably never be subdivided into anything other than SF detatched housing lots.  Very expensive houses and very compact houses but not nearly as dense as could be built south of Maryland Ave.

I would also submit that it would make sense for Clayton to work out an arrangement with WashU to use Francis Field for games rather than maintaining their own sports field.  The fact that every high school feels the need to have a football stadium a football practice field, a soccer field, a soccer practice field, a baseball field and a basketball stadium is an egregious use of space.

Fontbonne already uses the Clayton Athletic fields.  I don't think the clayton football stadium needs to be very big at all - this isn't Texas, and CHS doesn't exactly have a track record of selling out the existing stadium. Just look at MRH or the relatively modestly sized (although very nice) football field at MICDS. That said, the bigger issue (in my mind) is also needing to move the Center of Clayton. I suppose they could leave the center of clayton, the pool, and the basketball courts where they are, tear down the remainder of the high school and the admin building that is there and make that half the athletic building/complex, and push the school up to Maryland.

I don't think they need to move the Center of Clayton. If fact they probably need to double it's size. Anyone who has been in there on the weekend would understand

Which again plays in to my suggestion of the high school moving to the Calares space, moving the athletic fields down and selling off the upper Gay Fields and regaining that tax revenue land.

I don’t understand why a shrinking school district is building a new high school. Is Clayton High so outdated that it’s beyond renovation?
