Pie Guy's new bar is now open in the old Gezellig space.

Former Layla is being converted into Good Company, a fancy cocktail bar. Aiming for spring

Neon Greens opening in the spring as well

Parlor is closed which I would say is a net positive

^ Agreed, I'm a fan.  Wouldn't mind a few more of these sprinkled around.  Also, thanks for the updates, Harv.

Layla's is closed? Too bad, I really liked the food but really disliked the atmosphere...so am I surprised?
Is that the reason? Or is there another reason?

The closure was really abrupt from what I recall, kinda suspicious.

Acq cost here was about $25k per unit or $31 /sf. So the rub is getting land speculators to sell for that much

Ex SLU thinks the land at 3221 and 3225 Olive is worth $90 per sf and the former owner of the SE corner of Delmar and Skinker got $150 per sf. These are pretty prominent locations of course.

And there's plenty of NIMBYs that will balk at 50 units per acre density. You'd need a variance in A, B, and C zoning districts. We need zoning reform.

Agreed.  The more expense the land the more dense the project needs to be to spread out costs.

What is going on at Vandeventer 1238? There is work going on for sure but I don't know if I've seen a post. Loopnet shows a rendering on the for lease page. Can anyone confirm that the rendering is accurate?
