Another vote for Midtown. I so wish it would return to its former glory. We've gone from 4 midtown breweries to 1.5 (with one in the works in the JC Midtown thread).

I took a trip to Germany a few years ago, and the breweries in Munich felt just like Urban Chestnut to me, down to the type of gravel.

One of the more recent visits to midtown UCBC, it was like 20 minutes before closing, but only 6:40 or something and they wouldn't serve us. Vigilantly enforcing bar time as if it's some legal issue when it's still daytime is pretty bad.

The Grove location is just kind of bland.

Is it widely felt that the FPSE form based code was railroaded through by Ald Roddy and shouldn't matter going forward?

The developer of 4500 Manchester felt his proposal had neighborhood support by default since, in his opinion at least (they haven't submitted a building permit application so zoning hasn't evaluated it officially, though the developer says they conferred with them with the gal of achieving compliance), it met the FBC.

^ Interesting note..   I would agree that FBC should give the developer some degree of confidence for acceptance if working within those parameters.  Isn't the reason for FBC in the first place, establishing the playing field for given neighborhood in a consistent matter for all players and facilitate less conflict, more timely development.

To me the difference in this case if I got things right is the developer's intention to use a lot along Swan Ave to meet parking requirements.   In this regard and those who understand FBC a lot better, would asking for a variance in parking requirements and this case a reductions in a number of parking spots used along Swan Ave be allowed under FBC?

There is no parking min in the FPSE for based district. If indeed the proposal meets the FBC as the developer believes the only hang up is the demolitions.

I had no idea St. Louis Art Supply had moved from Olive to Papin. (I guess they like to check out the various city neigborhoods... it's at least their third place now after (originally?) being on Cherokee.)

^ yes, I believe they changed the name when they moved from Cherokee to that pretty neat old building on Olive in the CWE that had the residential add-on.  I see their address is now 4011 Papin, which is the old complex just north of new apartments.

Hopefully the vacated CWE space can be leased before too long with something nice... there also appears to have been some other rehab acticity on that stretch of Olive since last time I was over that way.

I liked their location on Olive, not that I patronized anything but the cafe inside. Artistry is definitely one of my most underdeveloped skills.

^I liked them and patronized them on Cherokee. Never got to the Olive location, but I understood the logic and hoped the best. I hope the new location works out well for them, and I get to the Grove at least occasionally, so maybe I'll stop in again. :)

New salad restaurant called Neon Greens is slated to open in the old Rise Coffee space and a Mexican restaurant and bar called La Calle will be taking over where Ember was.

Also, La Finca Coffee Roasters, a Colombian coffeeshop from Eureka, will be opening at 4432 Manchester in the new apartment building across from UCBC in early December.

Disappointing, but not shocking. 

There hasn't been any movement on that lot for a while, so I figured the project might fall through. 

Personally, I think the building looked really neat, but a prominent portion of that second floor view would be a QT at a messy intersection.

I'd prefer residential next to the future Tower Grove - Cortex Connector bikeway but the office is nice 🤷‍♂️

I'm sure there will be plenty of residential proposals along these new greenways in the near future.
