StlToday - St. Louis Science Center 'exploring sale' of land
https://www.stltoday.com/news/local/bus ... 69729.htmlST. LOUIS — The St. Louis Science Center said it is "exploring" a sale of land it owns off South Kingshighway Boulevard.
The 1-acre parcel is located at Kingshighway and Manchester Avenue, at the western end of the Grove commercial district. The property, which the organization has owned for 24 years, has been used as greenspace, often with native plants and other gardens.
Mindy Peirce, spokeswoman for the science center, said the organization is aiming to "optimize its asset utilization."
The property, Peirce said, has not been "meaningfully utilized" by the science center in recent years. "We do not have plans to change that," she said.
Commercial real estate firm Sansone Group is shopping the property for the center, online marketing materials show.

Would love to see development at that site. Though of course with any luck it will probably be a Dobbs tire or something, to complete the quadfecta of the BP, Jiffy Lube and auto body shop that are already on that corner.
The entrance to the Grove between Kingshighway and Taylor is so sad right now.
FPSE Form Based Code requires a minimum building height of 3 stories. What will be built there will be some type of residential or mixed use:

- High Rise Residential Building,
- Podium Building,
- Commercial Block Building
- Flex Building

Someone from the high-ups in park central dev. posted that this triangle lot could not possibly host multifamily or commercial. (It'll likely be signature green space or an extension of the existing affordable senior housing there).

Don't fall for "it's too small or awkwardly shaped to build anything."
In the 1999 FPSE Revitalization Plan a concept for the site did show a southern leg to the senior living facility with a smaller interactive science park.
^^ Yeah, even if you exclude the eastern, most triangular parcel on that site, the western two parcels are fairly regular in shape and bigger than the One Hundred Above the Park site.

Those interested in what could be on the NE corner - and want to make sure it ain't crap - should request such from the STL Science Center itself. Let them know that people are interested in the 'right' development going in, expressing confidence in the viability of multistory residential or what not. I'm sure they are very interested in the vitality of their own neighborhood already; perhaps they could use some support towards these considerations. Polite letters to their executive leadership could accomplish this.
Highest and best use is greenspace?!?! Abdul is laughably wrong. Like he can't actually be serious, right?!
Manchester and Kingshighway doesn't seem like a nice spot for a picnic, I wish people would think about green spaces as a places for people to enjoy rather than 'we didnt know what to do with this vacant parcel so its a park now.'

Who TF wants to “place make” across the street from a tire shop and gas station along a busy traffic corridor? This site is huge. It can accommodate plenty.
I’m tired of people pontificating about what a site can or can’t accomodate when it hasn’t even been marketed to developers yet.
