An ordinance was put in place back in August for the sale of the structure according to the City website.

With all the other hotel projects around and this moving slowly, I thought this one could be in trouble; however, I see that the sale did close at the end of last month. So maybe we'll see things move ahead soon.

According to one of the construction guys that was smoking in front of 1501 Washington, he said his company is also doing the hotel at this site. so i guess its still on

Weird project in my opinion... I can definitely echo the sentiments about this working as a museum or law school. Oh well.

Put down some carpet over the hard floors to keep the echo down and they could work as really well as some cool hotel ballrooms and event spaces. As for filling the office space as Hotel rooms, I say go for it. This is one of those times that I'm glad that Historic Tax Credits are so strict. It's actually structured really well to guarantee that the historic details that actually matter, remain and are repaired. That is, assuming they're using Federal Historic Tax Credits.

Also, last February, this was the architect listed on a PD Article. Found this on their website: Another Hyatt Place / Historic Conversion. Amazing quality, which gives me a lot of faith. https://www.invisionarch.com/project/st ... tom-house/

For what it's worth, more than likely either of those two things would be tax exempt, I believe. In this case, it will be a for-profit entity and generate taxes (assuming they weren't giving full abatement or something).

That St. Paul hotel does look good.

I just figured that they would be able to find such a more suitable building for this project. Perhaps I'm underestimating this though -- hope it turns into something awesome.

I agree, I always thought this building screams natural history museum. Especially with its prominent location on Market Street, perfect location for tourists. It even has room to build a couple expansion wings. Plus it would be right across the street from the Soldiers Memorial Museum.

For the record, I am still happy about it being reused for SOMETHING. I can't help but dream about buildings like this.

I think the once upon a time proposal from Vertical realty was going in the right direction as far as a vision or concept for old muni courts building development. Get new infill built on the back lot along Clark would add to BPV II & Cupples. Only thing, add some more height that what was rendering by Vertical realty.

The new owners have put up a fence around the building. I would assume it's more as a security and trespassing deterrent measure than as a sign construction is imminent in the next couple weeks. There is also a crew taking core sample in the parking lot to the south. Could be a sign they are still panning for a garage or some type of structure there.

Custom House in St. Paul is an amazing project. The building is massive (over 730,000 square feet). It was actually split into 3 separate properties: residential on the top floors, Hyatt on the bottom floors, and storage in the back. There was a separate developer on the residential/storage portion of the building and Nelson did the hotel portion.

^I wonder if the GenCorp is only doing a portion of the work on the Municipal Courts. Maybe only the full on interior demo. There has been a different environmental company in there for a couple months now ding something.

It would be cool to have an addition here since it would practically be TOD as it is a block away form the Metro Station. The building doesn't have to be tall. Take the idea you mentioned (which was a 3 floor garage) and add 4 floors of residential on top and BAM nice sized development.

On another note, two guys were cutting the grass behind the fence today.

^ Agreed. It seems like a no brainer. You're right by STC, another sports and event hub, and the transit center. I'm surprised Blues ownership hasn't explored it. More parking revenue and some high profile residential construction. It would really open up that area for development if it happened. And it would get some more feet on the streets in a rather sleepy area of Downtown outside of game nights.

The DMC Sports Medicine Institute will be for professional, collegiate, and amateur athletes and include features like a golf simulator, a 3-point basketball court, a 40-yard track, plus rehab services such as a mobile MRI and a rehab pool. The institute will take up about 50,000 square feet of space, with an additional 60,000 square feet open for office or medical tenants. There will also be room for first floor retail.

With Blues slapping on their training facility as well.

^ Just don't see a Blues training ever happening in the city with a big fan base outside of the city itself but believe a downtown indoor ice rink would be a big plus. Especially if you keep it down by Clark/Scottrade. A good example is the Oakland Ice Center with two indoor rinks in downtown Oakland that support skating to the public, leagues/sports clubs and even some minor minor league.

The other cool place I have been to is downtown Philly where a multi level sports club w courts, basketball, etc is next to one of the hotel where you got membership as well as full access to hotel guests. Wish I could remember names but it was great to go shoot some hoops after a workout before a league game took over the courts

Like Chriss noted, a mid rise infill is all you need to go along with high rises around Busch.
