Don't like the rendering. If they are to build a garage, why wouldn't they build it up to the street? We already have a dead plaza south of Scottrade. Why another?

I like the renderings of the interior renovation. Hopefully it can land the Missouri Valley Conference HQs.

I like the glass on the addition, but the addition is not tall enough. It doesn't have a residential component and the parking garage is ugly. I like what I hope is an outdoor LED message and ad board, which will advertise events at Peabody and Scottrade and other downtown events. Although I have reservations about it competing with Ballpark Village, Union Station and Cupples Station for retail tenants, I like that it is improving the Civic Center dead zone. I can't tell if the blue curvy swiggles are water features.

Recommendations

1. Add a modest 5-to-7 story residential apartment tower attached to the retail - especially considering that SLU Law is coming downtown. It'll be a true mixed-use project.
2. A water fountain or water fountain would be a nice added feature.
3. The welcome sign is a good idea.
4. Spruce up the garage's exterior. In the rendering, the garage looks atrocious.

Residential would be great. As would having the MVC across the street from their tournament.

While the last thing downtown needs is another parking garage, I think this one will get more use than others. The Scottrade garage is a nightmare, the Peabody has stated that parking is something of an issue, and the Gateway Transit Center has a limited amount of long-term parking (42 spaces).

As always, I'd love to see a Dunkin or 7-Eleven in the retail (even though there is one five blocks away). I think either could succeed being so close to the courts/municipal/federal employees and the train/bus station.

^ Good call on hoping the land the MVC headquarters. Maybe they have that in considering that financing is a lot more easier to secure when you have a letter of committment in hand. Speculation, but who knows.

The other plus of getting the MVC headquarter in the Muni Court building is that it would kill that underwhelming once upon a time proposal for them to build next to the mulitmodel transit center. I think that area could use a much better development proposal or two than what was originally proposed.

I agree. This is digressing from the thread a bit, but they could use that land to build a much nicer transit center to support high-speed rail and support all of the other transit modes already there. Unless I'm missing something, there's hardly any talk in St. Louis about the benefits high-speed rail could have on downtown and the region. All the talk is coming from Illinois.

Other regions would kill for the opportunity to have this first leg.

Tenant idea:

HARD ROCK CAFE. Let's face it, this restaurant is not in a premier location. I didn't even know it was there until maybe a year ago. It's too hidden. It would work well as part of this new building, however.

Not crazy about Hard Rock Cafe, but I think it would be awesome if L'Ecole Culinaire moved into the building and operated a "teaching" restaurant out of it!

What about a Blues-themed after-party restaurant as one of the tenants?

Also, I think that even if Hard Rock didn't move in here, they should move somewhere anyway. East Loop, Laclede's Landing, MX, etc. You get it.

Still wishing Metro had selected this building for their new digs. It's good to have more workers in the CBD, but I think the metropolitan building has a broader appeal than the old municipal courts building. Plus the lynch pin of Metro's transit system, Civic center station, is a half block away. No brainier IMHO.
