I hate to say it, but unless an art museum, gallery, school, etc, takes this space, i doubt we'll see this come to fruition. The building makes little sense as an office building. I hope i'm wrong. the rendering looks great though. Satellite Law school for SLU!?!?!? Worlds Fair Architect!

? SLU Law is building a brand new building . . . and why would this building not make sense for offices? A court building is almost entirely offices. I've been in a number of old courthouses that are now law offices - old courtrooms are meeting rooms and the old offices are . . . offices.

Based on what I've seen with regards to parking enforcement, that wouldn't surprise me. Meter enforcement is really aggressive on the streets surrounding SLU, for example. And then you have places around town where the mere presence of meters is questionable. Yeah, I'm looking at you, Dr. Martin Luther King Drive.



The plans for this building are wonderful news. But my God, how many more #$@&ing parking garages do we need downtown?

Garages and Lots



The Parking Division's garages and lots, built/bought since 1992, are as a group, losing money. The total of the six projects for which expenses can be estimated, shows a combined 3 year average (FY2005-2007) loss estimate of ($7.53 million spent for $6.63 million in revenue)... These losses are covered by net income from parking meters, parking ticket fines, and other facilities/investments, which creates pressure to maximize the number of parking meters, the days/times of their operation, and parking tickets.

The little set-back area along 14th Street (where the yellow umbrellas are in the rendering) will make a fantastic restaurant/beer garden. The place would be packed on event nights. There's a couple of nice, mature trees there now; I hope they keep them.

Parking.



First off, that parking garage looks to be as big or bigger than the 1300 Market St building itself. :shock:



To summarize google maps view, in a direct line from East to West starting at Tucker and Clark, there will be:



-A brand new parking garage at Tucker and Clark

-City Hall surface parking lot

-This new parking garage

-Scottrade Center

-Scottrade Center parking garage

-Post office complex with parking garage

-Huge Union Station surface lot

You know what's sad? Clark, with the addition of a BPV type development, Union Station and Scottrade Center had/has the potential to be a great east-west street in the City (even better if the Regal Riverfront Hotel came down, then Clark would be the perfect southern parallel to Washington Avenue).

There was a group out front today planting and sprucing up the surrounding areas. I don't see what the problem with the garage is... it would be taking the place of a current surface lot. I understand a garage is being built a block east, but as long as it's not as hideous looking as the ones near the ballpark, im not that worried about it.

This surplus of parking seems like it will be highly underutilized.



Except of course when there is a Scottrade event and Kiel Opera event both during office hours. :roll:



The problem with another garage is how unbelievable it is that projects each have to have their own parking and patrons can't be expected to walk a block. Unless there is new office construction or new residential, this area does not need more parking.

If the garage is really needed, I wish they would consolidate and put one south of the tracks/Scottrade. It could serve as parking for Scottrade, Amtrak, etc. I hate the idea of a large parking garage right there at 14th and clark.

^ I fully agree. There should be one garage to serve the Multi-Modal Transit place, the Kiel Opera, and the Muni Courts, and it should be located near the transit station just south of the Scottrade. It should also be cleverly designed so that it doesn't look like a parking island. There are numerous examples of garages built to look like they fit in to the built environment.



This garage could have the added benefit of providing more retail/restaurant options to those arriving in the city via Amtrak or Greyhound. (Not that the 14th and Clark garage wouldn't, but it would more clearly be of service to these patrons if within sight of de-training passengers.)



So how do we get this plan to the drawing board?

demolition? it is a great spot for a sculpture park. there aren't any around for BLOCKS.

Student Housing doesn't seem like a good idea or residential for that matter.

Gutting it out and creating parking inside sound a whole lot worse.

^ speculative on my part. I hope not also. But trying to think what SLU or someone who wants to cater to SLU Law school would propose since you guys are suggesting something is in the works and don't want to go beyond that.

Breckenridge was going to do a hotel there, 4 years ago Jacob development had a proposal to do residential, they lost out to a competing proposal for office space. The building is not ideal for residential, but you can make it work there, there is just going to be a lot wasted space due to oversized corridors and large light courts.

Well, hopefully not. It seems there are other (empty) buildings downtown better suited for residential and less well suited for potential future office/mixed use. Here's to hoping Muni Courts doesn't go residential...

Today is the deadline for proposals. From today's Post-Dispatch:

"Otis Williams, deputy director of the St. Louis Development Corp., said this week that a half-dozen potential developers have toured the building since the agency issued its request on Oct. 11. He declined to identify potential buyers but said their plans generally call for converting the courthouse to residences or offices."
