I am curious to see what that concrete wall on the south side of the south low-rise building will look like from the FPP. Looks like a potential design disaster.

I don't quite see from what angle this rendering is from . . . wouldn't the concrete wall be the southeast side - the side facing FPP? If that's the case I don't think it will be an issue. I'm guessing the possible retail shown above fronts Forsyth. I think I like all three buildings - in fact I think I like that they're not all the same - so it looks less like a complex and more like an area built over some time.

It may look bad from the Parkway, but Im sure the people inside that part of the building will be glad its there. It looks like a heavy-duty sound muffler

I can't imagine the traffic noise from FPP being that bad...its not like people are doing 75 down the parkway, and there are no large trucks.

Bally's and the parking lot both owned by WashU need to be next for more TOD immediately next to the Forsyth station. Maybe with their new north campus, WUSTL would entertain completely selling their Forsyth campus and adjoining property to major redevelopment.

^ Interesting. I'll be shocked the day WU sells anything. But, they really don't need the parking lot because there are more than enough parking spaces in the garage connected across Jackson. The wine and cheese place and the asian restaurant use the lot immediately next to the Wash U building and there's a library collection housed directly beneath this parking lot. I'd be surprised is Bally didn't sell out sooner than later. A tower would probably need to be close to Forsyth as the property backs up to residential. So . . . a couple stories of parking in the back and then condos would have to face FPP or west - there would be very little Forsyth streetfront and so very little retail.

Trianon

Orchard Development Group launched preconstruction sales June 14 for the residential units in its Trianon development, planned for the intersection of Forsyth Boulevard and Carondelet Avenue. A full-scale model of one of the residential units is now open in Orchard's offices on Forsyth.



Construction on the $150 million mixed-use project is expected to begin in the first quarter of 2008, with completion scheduled for the first quarter of 2010. Chicago-based DeStefano and Partners is the architect for the project. A general contractor has not yet been announced.



Trianon will include a 152-unit, 26-story tower and two midrise residential buildings. The ground level of the midrise buildings will include nearly 18,000 square feet of retail space, and the tower will feature 30,000 square feet of office space.



Condos in the Trianon will range in size from 900 square feet to 2,200 square feet and in price from $350,000 to $1 million.



Jay Case, president of Chicago-based Orchard Development, said the firm is "cautiously optimistic" about interest in the project.



"This is a big, high-profile project," Case said. "What we're aiming for is a Clayton project that is a moderately priced project. There are a lot of new condo projects in Clayton in the very high end of the price range. We're aiming for the half-a-million-dollar buyer."

but why is everyone always so concerned about height? It's 26 floors- taller than the ritz- shorter than the plaza... Not hard to figure out the approx height...
