Westward

Eastward

Whenever I here the word "trianon", I think of that 80's era development in Shrewsbury.

Funny - I think of this girl from college - Rhiannon - though maybe that's a story for another time . . .

The views from here will be awesome - and it even looks as though the main entrance may face East - oriented (coincidentally) towards the Metro stop!

god, clayton's skyline is SO BUTT. welcome to Topeka. I think a view of the CWE or downtown is 10 TIMES cooler, but that's just me.. I do like the rendering though, how I wish it was on the vacant lot in front of the Chase/ Forest Park...

I don't love it, but it's not bad. It'll improve the skyline in Clayton.

All Things Considered

+ Gorgeous skyline views

+ Quick accessibility to Metrolink station

and thus accessibility to CWE, Downtown, and Airport

+ Baby Boomer generation flush with disposable income and 2010 will be

the hallmark year for their spending

+ Prestigious address in the region's uptown corridor

+ Near Forest Park (regional park) and Shaw Park (local park)

+ Great public services and high quality

+ Efficient and good governments attract and maintain businesses and

residents

+ Great school district

So what's next for Clayton?

+ More high-rise luxury condos (1,000 units by 2012?)

+ Redevelopment of small downtown buildings and parking lots

+ Attract young upper class families as well as Baby Boomers

+ Build Metrolink line to Westport

The westward view gives a good view of the two-story buildings along Forsyth in the center of Clayton - the Centene site, etc. This are will be developed next - as long as property owners are willing to cash out. As I understand it, some longtime property owners are asking millions more than reasonable market value. This is why emminent domain comes into the picture - a type of arbitration (like in baseball). The owner isn't cheated, but the city get to develope is a sensible way. We generally rail again poor planning on this forum - well, ED is a great tool for planning. The westward view demonstrates why this stretch of Forsyth is important to Clayton.

You know, the other day I was looking at the Clayton skyline and I thought to myself, "What this place needs is a big red brick high-rise." To my pleasure it looks as if Clayton is finally going to get that red brick & blue glass high-rise that they have desperately needed. However, I am a bit worried that this building won't fit in with the very unique Ritz, Clayton Plaza (or whatever it's called), and the Crescent. The red brick will probably just make it stand out like a sore thumb.

Maybe, just maybe the Centene Towers will add some variety.

Me too. Then I get a mental picture of it plopped near the center of Clayton. 8)

Okay, now, I'm thinking of a Fleetwood Mac song. :smt023

If you ever find a way to weave that story into an Urban St. Louis thread, feel free to share!

Red brick? It doesn't look red to me. How do you figure?

It's peach brick..............but brick nonetheless.

Clayton needs more glass - especially in that little Carondelet Plaza corner, in my opinion.

PostMay 25, 2007#66

In suburbia - all across America it seems - peach and beige brick is the new red brick - including Clayton and Chesterfield.

Here are few of photos of Sugarland, Texas' (Houston) new Town Square project.

I want to buy your property, but you don't want to sell it at what I'm willing to pay for it. So, I'm going to have the government FORCE you to sell your private property to me...

Danny, is this Russia? This isn't Russia...

I'm all for this devlopment. I just want to know how Montgomery Bank was able to do exactly the SAME THING- aquire small buildings in Clayton, WITHOUT eminent domain. Centene must have done something wrong. I really hope it happens, I want centene in clayton, but i do have concerns about eminent domain.

I like the look of the Trianon, I don't mind the brick at all. glass and steel are great too, but I think this project looks fine.

There's a new angle of the first rendering in the CWE Word. Shows the two smaller buildings to the right & left of the main tower w/ what looks retail in the corridor. Looks really good actually.

I saw a nice rendering of this development in Sauce magazine the other day. Is that the one you want posted?

I recall in the ads it says models now open, 1,2,3 bedrooms, starting at $300k, not bad. :)

I counted 26-27 floors on the picture ad in Sauce plus one 7 story lofts and another 6 story loft. I hope they don't scale it back like what happened with Meridian at Brentwood.

i am confused... is this tower going next to The Crescent? Is The Crescent part of this development?

PostJun 06, 2007#74

oh wait, I see... it is east of The Crescent. I thought the "view looking west" was supposed to be a rendering of the project....

This is drawn to be 299' (developers e-mailed me back), but they said may not be the final height as things are still being changed as this is still only the design stage.
