Well I would stop by the sales center but unfortunately I am currently living in Cincinnati for the time being (shoot me in the ***** head.) Thanks for the info about the website, however, I was not aware that the floor plans were readily available on the site.
The website doesn't show any penthouse units, I'm assuming these have allready been sold out? Also, check out the link for the views from the upper floors of the tower. Outstanding. And to think that's only going to get better in the next few years with the Montgomery Bank building and others going up in the St. Louis area. You can literally see everything. That would explain how fast possible penthouse units were sold. Also, they show regular units up to floor 25. Does this mean that there is only 1 floor of penthouse units? Or have they added in a mechanical floor to take the total floor count to 26? I would be very surprised with either, as I would have assumed the developer would have wanted to add more penthouse units than that.

Dang - I'm very sorry. Mrs. Grover's from the 'Nati and I sympathize! The best part of the eastern view is that nothing will obstruct your view - ever (I think). There's FPP and then a couple three-four story apartment/condo buildings and then it's a single-family home neighborhood. Even the views from the 6-10 floors will be sweet! Can you imagine - the balloon race, fireworks . . .
bpe235 wrote:per this weeks BJ - 40 of 145 units have been pre sold ( 28%)
I stopped in the sales center today - great set-up. They said about 35% (of 155, so . . . ~53) have been sold or reserved and about 25% (39) have closed. They did sell two this week from contacts made at their Clayton Art Fair booth. The building is 27 floors, but they are numbered to 28 because there's no 13th floor. There will be two levels of penthouses and possibly 10-11 units. These have not been designed or marketed at all at this point. They will start at $1M+.

God, I can't believe people still do that these days!

Yup, me neither! The salesperson said the developer was an older man who still has his superstitions. When my wife first moved here she lived in the Hawthorne on the 4400 block of West Pine. Built in 1929, there's no 13th floor. It seems that every hotel I stay at when on the road has a 13th floor however . . .
really. what is with the 13 superstition? I assume this is a generational thing. Maybe they shouldn't allow black cats in the building either.

^ Just one of those things - there's often not a room 666 in hotels as well.

Ah, yes, the code number for Lucius Domitius Ahenobarbus. So scary. And EEEE-VUHL.
A friend of mine lives on the 13th floor in one of our local Hi-rises. In the past three years for this building there have been two sudden deaths (one young), and one case of serious cancer - all on the 13th floor, out of 20+ floors in this building. Now I'm not superstitious but YOU take the 13th floor - I'll choose another !

For a steep discount, I'd take my chances!!!!

I can't believe that someone would actually believe that because a floor is named "13" that there is some supernatural unexplained force that causes ill will towards the its inhabitants...

I think they are more afraid that Kurt Warner will come attack the floor looking for winter coats.
Has anyone heard anything new on this project ??
Any construction contracts awarded or out for bid yet ?

Please say it ain't so. We've had too much disappointing news in this city lately. Now in addition to having a big hole instead of Ballpark Village, we're going to be stuck with an empty lot in this prime spot for years to come?!?!
The most frustrating thing about living here is the glacial pace of development. By the time they're ready to build anything, the market tanks and the plans are shelved. In Chicago, an 80-story proposal is announced, and the bulldozers show up the next day! Chicago gets s##t done.
Bottom line-- I hope the Trianon isn't "dyin'on" the vine...

Check out the front page of the Ladue news this week and the associated article. For a project "not happening" they wouldn't be spending money on front page advertising of their latest $$$$ penthouse design ! This project will be built starting this summer. They are about 40% sold out now before one shovel of dirt has moved.

With the release of The Peristyle, a new 3,000-square-foot floor plan, future residents of Trianon can indeed have it all, promises Ellen Reid, director of sales and marketing of Orchard Development Group. “It’s the largest, most unique plan we have, and each and every square foot is created for living well.”
Only five Peristyle plans are offered, and these will span across the northwest and northeast perimeters of Trianon’s upper floors. “It’s the only layout where residents can enjoy both eastern and western vistas: from downtown St. Louis to downtown Clayton,” Reid notes. “The way the building is angled will allow for unobstructed views in either direction. Plus, each Peristyle unit will have a 24 by 7 foot terrace and a second private one off the master suite.”
Having a front row seat to see the sunrise and sunset is only the beginning. The three-bedroom, three-and-a-half-bath layout will also feature floor-to-ceiling windows in every room. “We really wanted to capitalize on the views, given our premier location,” Reid says. “When you walk in the door, you know you’ll be enjoying your home to the fullest extent.”
She says The Peristyle’s open floor plan makes it possible to utilize every inch of space, from cooking and entertaining to relaxing. “The kitchen is the center of the layout, with granite countertops, custom cabinets, stainless appliances, expansive island space and a walk-in pantry. There’s room for formal and informal entertaining with features like the wet bar. In addition to his-and-her walk-in closets, the master suite features a bath with a soaking tub,” Reid says. Noting that The Peristyle is designed for those wanting maximum use of space, Reid notes it’s the perfect option for downsizers. “There are a total of nine closets, four of them walk-in, in each unit,” she says. “Whether you’re empty-nesters or a young professional looking for a smaller unit, having enough closet and storage space is a common concern.”
Convenience is another important concern for most, and Reid says Trianon living is all about convenience. “Not only will residents have access to amenities like a state-of-the-art fitness center and pool, an outdoor terrace with full kitchen, and a business center, they’re living in the heart of Clayton and can take advantage of everything the city has to offer,” she says. “This means private, direct access to Metrolink and plenty of dining and retail shops within reach.”
With groundbreaking set to take place for Trianon this spring, Reid says interest in luxury, urban living is at its peak. “People have been waiting for this location, and we’re offering it at an accessible price point,” she says, adding that sales continue to be strong. Residences at the 26-story high-rise at 50 Carondelet Plaza are offered in one- to three-bedroom plans, priced from the mid-$300s. Move-in date is scheduled for 2010.

How many articles have we read touting Ballpark Village?
I don't mean to be a pessimist, but recent setbacks have caused me to ask the quintessential Missouri question: "Show Me."
This project is wayyyyy less complicated in terms of financing and stakeholders than Ballpark Village.STLgasm wrote:How many articles have we read touting Ballpark Village?I don't mean to be a pessimist, but recent setbacks have caused me to ask the quintessential Missouri question: "Show Me."
Trust me, according to a reliable source, this project is a go and all three buildings will be built at once. As stated previously the project is nearly 40% sold. High-end rental is also a possibility. Joseph Freed and Associates of Chicago is in charge of the retail portions and the retail will be high-end. Trianon (tree-a-non) is being built to compliment The Crescent and Carondelet Village.
