See, that's what I mean. Within the time frame of two posts you already had to change your "facts".

Please keep hearsay from these boards, folks. It's damaging and useless. Let's get the facts first
.

This is fact! Sorry to say, but this is not hearsay. The interior is not getting done at all, down to the elevator shaft and significant interior work that would have to be done regardless of the buyer's preferences. I would not post this if it were gossip or hearsay. My story did not change, just worded incorrectly. You will not see 100% of the exterior work done until this financing issue is resolved. The building has to be sealed and secured so it is ready when the job is resumed. That would give the appearance that it is being completed on the outside. There is still a lot of work to do on the outside, but unless these issues get resolved, that is the status, not a rumor. How many contractors are going to work for free?

PostJun 26, 2009#1102

^The exterior work will last through next year, so I would assume something could change on the financing side, but the fact that potential buyers are not exactly buying up the units, does not bode well for completion before an economic upswing. If this hold as is, work will cease at that time next year.

PS_Shouldn't have used the word rumor in my earlier post because I confirmed it.

^

Fair enough.

What I find strange about this project is the fact that there have been minimal marketing efforts and that their website (www.robertstower.com) still doesn't have any unit sq.f., styles, renderings, etc.

^ That all goes back to a poor strategy. The now dead St. Louis Skyhouse advertised more than the 'currently under construction' Roberts Tower.

^ but if you judge by whether a building is actually being built I'd say whatever the Roberts' did was a better strategy.

Gentlemen,

We can all have informed sources, but unless the contracting company or Roberts state something, OR if the work completely stops, I would not want to post anything on the forum to harm any interest in this project. What good does it do than stir the pot with no regard to fact?

I am going to rest my case after this one comment. Lets just say that I might have been on the jobsite (hint) a few times and have some "involvement" with the "contracting company" . My info is accurate.

I am not going to go further on this topic. Again, a lot can change between now and march 2010 when the job will stop. The environment could get better, financing could come through, but as of now, what I stated earlier is the actual status of the project. I would assume that no announcement would be made because work will go on for many months and things could change between then and now. Case rested, if something changes, I will update.

Purely from a marketing perspective, Skyhouse put their name out there much better. I saw ads in the restroom at the Scottrade center and billboards. I have yet to see a roberts ad. I know several lawyers right across the street that had no clue what was being built. All young, wealthy, prospective buyers.

Do not attack Dogtown. His story is not far off from the truth. It is just a little bit of spin from the contractor off truth. The Roberts have not lost financing.

Sounds like they have questionable business model and strategies. Regarding RT, I question putting a luxury tower on a site that you cannot put underground parking. I also question the timing, moving forward during the impending recession and soft condo market. I was down at the 10th street lofts yesterday and the Orpheum Theater looked like it has not been well kept. I absolutely love the venue and wish it could attract more acts. I'd assume with the proper management, it would.

I would love to be as inept as they are.

Dogtown is not far from the truth. I work in the commercial banking division of a large bank here in town and the Roberts Bros are SCRAMBLING for more financing on this project. I've tried to stay quiet all morning watching Dogtown defend himself but couldn't hold back any more.

Sometimes I wonder if the subtle secondary motive for undermining new and fresh info is due to not being the one finding out first. I'm just sayin...

DOGTOWN - there's a forum rule against opening a second account to offer support for yourself! Ha. Anyway, you are getting beat up a bit - sorry for that! I'm not sure what the dust-up about the rumor/fact issue is. i think it's important to state where one heard something and/or that it's a rumor, but shouldn't we all assume that nearly everything we see on here - unless linked to an official announcement/story - is a rumor?

^I completely understand the skepticism, it is hard to believe everything you read. In this case, the info is not public info at this point, assume it will be and is in some circles in the construction/banking/related industry, but not mainstream. I would assume if the issues are resolved by March 2010, this new development will be a moot point. We can only hope so. No problem on the beating, assumed that came with the territory of being the bearer of bad news. I also do not want to get any 'sources' in trouble for leaking the info. Im just sayin....

So, for the sake of clarity on what this may or may not be, is the building structure going to be completed and the facade put in place? That is what this rumor makes it sound like. If it's just interior buildout that has not already been completed being stopped, it's not like we will have a half built building from the outside. It will just be a completed structure on the outside that is completely empty on the inside. Which, with no buyers yet would pretty much be the case anyway.

Ok - enough is enough.

In 2 pages we have had three people going back and forth.

Again, hearsay is hearsay. Even contractors and construction crews, like any employees of large companies, can spread heresay.

In two pages the hearsay went from th building being stopped, the crane being interupted, the building being "wrapped"... blah blah blah

then the building being completed exterior wise.

There seems to be a lot of inaccuracies within a couple posts and hours.

I will gaurantee that the tower will be completed. The crane will continue to rise. The Robert's have every bit of financing they need and are far from "running out of money" on this project or any of their other ventures throughout the country.

So please no more posts on this hearsay until you are able to document the information or news with creditable sources that will be posted here.

Thank You!

With the slow down in construction projects, it is only wise for a developer to re-bid projects such as this that were bid out during the boom time when construction companies were charging a premium due to too many projects. Times have changed and just as housing prices have fallen so have construction costs. Just sayin'

How about a nice updated photo to get everybody back on track?

PS: The plaza in front of Roberts Tower is really nice, but it just got absolutely owned by the Gateway Mall. Damn that thing's nice.

I have been seeing T.V. commercials for the Robert Tower. Not sure if these commercials are only on the Roberts Station 46 or on the other stations as well. I know I saw one within the past 2 days. It sure seems like they are actively looking for condo buyers.

From the P-D article on the Hotel Indigo in the CWE:

work continues on a 25-story condo tower the Roberts are building next to their Mayfair Hotel on Eighth Street. The brothers said the exterior of the glass-and-concrete building will be finished later this year. A Chicago company has been hired to market the project, although an active sales effort has yet to begin.

"We haven't taken one deposit, but we do have reservations," Steve Roberts said.
