I was informed by my condo association it was a unanimous decision to deny the public storage units at 2350 Chouteau.

The neighborhood came out in strong opposition. There is also a redevelopment ordinance that forbids storage.
The Board thinks the site has higher potential than self storage whereas the site on Kingshighway does not.

I say the car blight of the wealth-mine gas station across Jefferson is infecting this site as evidenced by this proposal. Somehow that wasn't obvious when the destruction of three human-scaled buildings was approved for it.

I recall seeing a post on LinkedIn recently where the developer of 2200 LaSalle was getting ready to move forward with a second building, so we might be seeing an additional new building here soon.

Chris, I was a little confused as well by your comment as it relates to the pics posted.   Hopefully, it is forthcoming/additional infill on the corner with office/construction trailer on it.   The first pic.

I thought the empty lot with the trailer is space for the townhomes to fully build out.  And, then I would have thought other buildings from 2200 LaSalle would come on larger lots - perhaps those that front Chouteau.

I meant that a future building similar in scope to 2200 LaSalle is likely on the way and will be built on one of the lots closer to Chouteau.

A new apartment building fronting Chouteau could be related to this re-zoning request, although the permit is for commercial/residential renovations of the existing building (at the corner of Jefferson). It's a large parcel, though, and there may be enough vacant land on the eastern half of the lot to also accomodate a sizeable multi-family. The adjacent parcel to the east is directly north of the 2200 Lasalle apartment building and is owned by the same entity, so this would be a logical site for a new multi-fam from that ownership.  (Not sure of any relationship to the 2350 Chouteau owners, but they have separate names and mailing addresses.)

In recent years, Negri says neighbors have been told the development Graddy is pursuing is “the best Lafayette Square could hope for” because of the presence of a Quik Trip across the street.

“We have tried to recruit a number of people with that site,” he said. “We’ve interviewed a lot of prospective clients for that business and they have all turned it down. Most recently the reason they’re turning it down is because of the violence coming from across the street.”

They should shut down more of these and utilize the path they did with the Shell. The BP on Delmar is one I particularly think is really holding the area between the loop and debaliviere back. The whole area has an uneasy feel about it because of the abandoned strip mall and that gas station across from each other. There’s a couple gas stations and liquor stores that need the same treatment on Kingshighway right above Delmar. If we are going to overcome the divide, these places gotta go.

With QT, it just might be harder because they are a big company with financial and legal firepower.
