Whaddya mean? The garage doors will go up and down and cars will pop in and out, so there will be lots of activity!

Which reminds me, I looked around at all the articles and press releases, and can't find any renderings of the east or west sides of 2200 LaSalle. I guess they never released any. But I'll go out on a limb and guess we'll see mostly blank ground floor facade on those sides as well, since it seems to be two levels of pretty much nothing but parking, and all the amenities are on top of the podium.

Yup, sure are, and her name is Mary Anne.  Mike Mulligan got the job 'cuz he said they could do it in a day.

Interesting layout.  The apartments are almost all 2-floor, 2 BR units.  It has a rooftop deck on the east side of the building with a small, Infinity "Plunge Pool".  And the whole ground floor on the side facing LaSalle Street is retail space - roughly 5,200 sf divisible into 2 to 8 suites.

Elevations and finish schedule are on Page 41, for anyone interested.  And yes, although that rendering is a couple years old, nothing much has changed in terms of the LaSalle Street façade design and materials. The details I mentioned above are new, however, at least to me...

I was under the impression these were going to be smaller, more affordable apartments, but that's clearly not the case. And that much retail is surprising, especially given the building going up across the street has none. I assumed most of those ground floor windows were common area and a garage, but all the parking is behind the building, accessed from the alley.

That is surprising. And particularly given that this project is almost 95% duplexes. Just in that it could have made sense to make some of the units on the western end of the building maisonettes that open directly onto the sidewalk. I like that there's retail planned for the corner of Missouri & LaSalle, but it doesn't really seem necessary, or maybe advisable, to have the entire ground floor as retail. Better to have doors to a few apts than empty storefronts. Given the location and that this is only 34 units, there's not going to be a ton of foot traffic along this stretch of La Salle. Although I suppose that could change if the full vision for this pocket of LS comes to fruition.

Hopefully they can find a way to reverse the one way on Missouri or MacKay. Right now if you are in that corner and want to go south you have to turn left on Hickory, right on MacKay, then right on Hickory, then all the way to turning right on Mississippi. Seems really cumbersome when you consider how many people will be living here with their cars.

I doubt it on Missouri.  It's super narrow and I don't think you'll claw those street spots from anyone.

I don't see any construction permits issued for the Lafayette Reserve townhouses yet, although the site shows four sites reserved, and there are many building and foundation permit applications from March and July...

^ Walked past the other day and the steel first floor looks complete and they've started framing out second floor with wood. Slow but moving.

Are [2231 and 2227] and [2225 and 2223] detached homes? It's hard to tell what exactly is going on with that narrow, greyed-out area (or wall) between them. Just curious based on that rendering whether they're planning on building 2227 free-standing or would also build 2231 along with it.

I don't know either way, but there was a $376k building permit application submitted for 2231 this week. It says CONSTRUCT SINGLE FAMILY HOME PER PLANS as does the one for 2227.

The row homes on Hickory are well along too, though the two on either end still haven’t had the roof stair pop-up approved by the CRO/Pres board.
