Over a year and a half later, I have been told that a formal ground breaking ceremony will happen this week. Utility work will be done first. Right now, just the apartment building is breaking ground. The townhouses and other apartment building will break ground within a few months. Some new renderings should be made available this week as well.

As stated before, OPUS is out of the picture as of early September.

Well, the truck site at Jefferson and Chouteau is out for now as I understand it.  I think that would have been the most logical and impactful starting spot.  Or has HOK developed something for that parcel?

No new renderings to share, but can say that the groundbreaking will be held tomorrow at 11AM. The development will be known as "The Edge District at Lafayette Square".

2200 LaSalle, which I have a rendering of below, will begin construction now. That will bring 128 apartments to the development.

In January, construction will commence on the townhouses that have been sold. Also in January, construction will start at 2300 LaSalle, or "The Lagosian". This will feature 34 two-story apartments. A rendering of that is attached as well.

Information regarding the other 4 blocks of the development will come at a later date.

^ Good stuff and thanks for the update Chris.  Love the townhouses...I like 2200 Lasalle too, though I hope they get rid of that yellow color in the center...not sure what they're going for there.

That last one...it's obviously not a high-quality rendering...but I'm not too crazy about the look so far.  I've got no issue with adding some modern touches into Lafayette Square...but I'd rather have more glass than corten steel...

You're welcome. The designs of all the buildings so far are pretty good to me. 2300 LaSalle, the last rendering, is from June of last year. So the design could've changed, but I posted it to provide a look at what it could be if nothing changed. 

The main issue I have right now comes down to the street-level design of 2200 LaSalle. No retail space and just a blank wall. Sure, other buildings will provide street-level activation, but 2200 should really have some. The reason why is that it will look over a "pocket park" according to site plans. So that's an issue I have with it. This is a rendering of the "pocket park" but not a very good one since it's not aerial a bit. Regardless though, I'm just relieved and glad to see this start.

OK, I'm having a bit of trouble figuring out exactly where each of these buildings goes on the site. Is there a more accurate or up-to-date site plan somewhere?

2200 LaSalle is in the pink box. 2300 LaSalle is to the left of that. Townhomes are behind 2200 LaSalle. This is from a preservation board document from earlier this year. So really, Phase 1 is focusing on the back 3 Blocks. Everything North of LaSalle Street is Phase 2+

Groundbreaking was successful today. The Mayor and Alderwoman did not show up this event. The only City officials I saw there today were Otis Williams and Dale Ruthsatz. The event was attended by about 30 people. Throughout the groundbreaking, the foundation drill was working in the background, so we all knew this was an active construction site. Some key bits of information learned today...
  1. The work we will see done right now is for the construction of a retaining wall and the utilities on site. All the existing utilities, and lack thereof, means that all of this has to be done first prior to heavy construction starting on the main buildings.
  2. 2200 LaSalle will fully start in December, followed by the Lagosian and Town Homes in January.
  3. Only 2 of the homes have been sold so far.
  4. The old Truck Warehouse building at Jefferson Chouteau could remain if they decide to take the path of repurposing it. Even though it looks like crap, it is said that the inside has high ceilings, plenty of natural light, and other things to make redevelopment worthwhile. Although that is just a concept at this point. A solidified idea for that site won't come for a while. Chances are we will see 2 other buildings built prior to the Truck Building site beginning work.
  5. There's still a hope for a Metro line to go by here, although they expect it will be more of a Trackless Tram style system. It was said that an RFP is out for engineering work on a system like that.
  6. The team was scared they might run into an Indian Burial Ground or old foundations, but that doesn't appear to be the case at this time.

A big dirt mountain is on site. Also, the retaining wall that separates the 2200 LaSalle site from the townhomes is complete. Construction on 2200 LaSalle should now fully begin.

It's a shame because they played their cards right LaSalle could have become a strong retail strip to anchor that corner of Lafayette Square and the Gate. That QT really effed things up.
