There is another apartment building under design for this area. While it won’t address the mistake of converting a warehouse into public storage and 5 apartments, it will add additional housing, which is a win in itself. On the bright side, is this the first mixed-use storage place anywhere?

Would have to be. Unless the Car Wash and Storage Unit passive income developers already floated it around on reddit as a way to get around permit offices

This is such a prime site, I can’t believe we approved this. Should have forced their hand to sell it. Someone would’ve developed this site the same way the new apartments on Lasalle were a couple blocks down. What an entry way this will be into one of the premier victorian neighborhoods in existence. We have held back what would be stellar neighborhoods by constantly allowing this kind of crap on Jefferson

They're using an existing building

On this month's (preliminary) Preservation Board agenda:

Note that the address was probably meant to be "1000" or "1001" Missouri Avenue (at Chouteau), as 2000 Missouri would be in McKinley Heights.

Such a sham that the "mixed use" storage facility got approved in the former Mack with only five units while actual good development continues to march forward right next door.

^ fwiw it's from the same owner (Graddy Investments) and proposed for the same large parcel (1022 S. Jefferson), which I assume would get subdivided. There's a zoning only application for $27 submitted in addition to the Preservation Meeting for preliminary design approval. 

Awesome news with more infill in this very desirable neighborhood. I still ponder and think it is Still insane to me that Lafayette and Jefferson site (German House) hasn’t been redeveloped.

The Scientologists own it and I've heard they're sticklers about who gets to buy it or not. And honestly, I think some buyers have reservations about giving that organization money. I'm certain that if they didn't own it, it would've been fixed up by now.

Hopefully some retail elements will be a part of these future buildings

Some notes:

-I don't understand the name, as that's not the actual address. Or the very large sign.

-Looks like the retail-esque frontage faces Missouri/LaSalle. My guess is it's community space for the building, but who knows?

-Per the site plan, it looks like they're going to soft-scape some of the parking lot facing Chouteau/Jefferson for the storage unit building. So that's a minor win.

Overall, I'm excited to see this go through. I live a couple blocks away and love the added density to the neighborhood. I'm hoping that can help secure more business on Park Avenue and make the neighborhood a little more lively.

I literally have no idea. Ignoring the actual Chouteau-based address (2350), this would be the 1000 block of Missouri, but on the west side of the street, and therefore odd numbering (1001 Missouri).

I like how the cars are driving the wrong way down the street in this rendering. 

I can't understand why, given this is the same owner of the Chouteau/Jefferson lot, they're spending $3m on turning it into a "habitable" storage facility while proceeding with this.

Why not just tear it down, or wait until they're ready to develop that lot? It's part of the same development group that had originally presented that 2019 plan...
