100 Above the Park looks a lot like its older sibling Solstice on the Park, only better.

From purely a design perspective, One Hundred will be superior to anything by Studio Gang that's been completed, or nearly so. Most of their work tends to come off as an exploration of some particular software-enabled gimmick. One Hundred may be a gimmick as well, but the extremely complex facade transcends it.

I do really hope they do something to address the elevator core and mech equipment however, because right now it's like a big, obvious wart sticking out the top of an otherwise intricate design. I'm optimistic about that though, because I don't see any other reason for the tower crane to still be up.

And btw, Solstice was a bit of a disappointment actually - I've heard similar from a few Hyde Park residents.

The first renderings were very poorly done. Bad angle and bad shading (I noticed Studio Gang had a help wanted ad for a rendering designer not long after that was released). Compare those to the photo-realistic renderings of their other projects, and the renderings posted on the leasing site later...

I doubt the colour or shade of the panels is going to change much with age, as they are reportedly an aluminum composite, although I am concerned that the fasteners are going to cause streaking/stains over time.

Well, I'm glad I didn't offer you a specific amount because I have to come back and eat my words lol. I figured it would be pretty easy to reach out to One Hundred and this was the reply I received this morning:

They sent me half a dozen pictures or so to illustrate their point but they're all pretty similar to what others have posted here. I suppose I should have just looked at some of Studio Gang's other projects...One Hundred isn't the first to have its roof junk mostly exposed.

City Hyde Park in Chicago (green roof is a nice touch though):

So that's unfortunate, though I don't really think it takes anything away from the building itself. Like Billiken said, the street level treatment is quite a bit more important than something people are only going to see from far away.

Totally agree with you about MIRA though. Vista Tower in Chicago is nearly topped out and that's going to be a stunner too.

I wonder if there's an energy cost to screening it. The efficiency of a heat transfer system relies on the free flow of air through the coils, and I could easily believe that screens impede them somewhat; blocking wind energy, say, which would otherwise carry heat away.

Similar gloom and doom thoughts were expressed after 9/11, they said no one would live in a high rise and major cities were done. Sometimes you have to stop listening to so called experts and look to history.

3/8/20 - 266 available. ~16% based on 316 units.

There are certainly some popular units/layouts as well, the same ones are leased on many of the floors.

Edit: Also interesting to note that the most expensive unit in the building has already been leased.

Same caveats as before, info only taken from listings on the website. No Idea as to the accuracy of the site or how often they update.
They have officially pushed out lease dates as stated in the last few pages of the thread. The top 2/3 of the building is not listed as available in the next 3-4 months.

6/7/20 - 260 available. ~18% leased based on 316 units.

Which is somewhat out of my price range, to say the least. But you know what? I like it anyway. And it's good to see some global fancy here in our fair city.
