I don’t see 11 as available right now (only 1 can be rented right now). However, there are some upcoming vacancies though in the next month that total 11.

40 of 316 units available. A little over 87% leased. Not bad

Not ideal this far out from opening. Not horrible but not good.

Not necessarily, It can be 25/316 in a few weeks when WuSTL winter semester starts 3rd week of Jan.  Usually this place, others around WuSTL or park pacific (SLU law) have swings around school semesters

Correct me if I'm wrong but I think it's rare for a large apartment building to be 100% leased, so being almost at 90% seems pretty good.

My employers have considered 94%+ as the target vacancy. The metric varies who you ask I’m sure. I know Cordish typically maintains 95-100% at their highrises but I am less familiar with OCW.

Earlier in this thread there was a post mentioning only 11 or 12 units available.

Not sure why we’re nitpicking minor occupancy fluctuations in a building next to a major medical school and two large hospitals. Especially at this time of the year.

Because Idai_phs’s function on this site is to (not so) subtly rag on StL while boosting KC. And a Kansas Citian can’t get more on brand than that, so at least they’re being true to themself.

No one underwrites 300 plus unit buildings with top of the market rent at 6% vacancy or less.  8%-10% is standard.  95% plus is typical of buildings with rents closer to the neighborhood median.

Does anyone ever think about what’s next for Mac in St. Louis? I wonder this often since The 100 was successful.

City SC captain and goalie, Roman Burki has replaced Albert Pujols as the most famous 100 resident.

^Is that because Pujols moved out, or because Burki got more famous all of a sudden? Congrats to 100 and most especially, congrats to Burki. Good luck to the gang tomorrow night.

^ Pujols had a professional services contract with the Angel’s that kicked in when he retired. He’s likely living back in LA again.

I last heard Burki was living in Downtown West. Guess he upgraded.

^Hey, more power to him. He deserves some premium digs. Not sure I'd want to give up the instant commute, but expect he'll have an easy enough time even if he doesn't (or isn't permitted to) use the obvious Metrolink option. I believe there are several other players living a little closer to the stadium.

Heat + Wind or someone got rowdy?  I think, judging by the pictures, that those were broken and glass fell down to the street below.

I cannot imagine entire panes of glass fell to the ground and the pictures IMO confirm that assertion.  Guess we will have to find out.

CWE  neighbors today report many glass shards on West Pine sidewalk adjacent to the 100  building.   I  have not confirmed in person.  Perhaps someone on this forum can confirm.  Did they lose or suffer damage to another window(s) as they did about a year ago?

^There was a report on Reddit that they did. Including a photograph of an upper floor missing a window. Didn't check the picture to see if it was genuinely new or old, but . . . probably? It certainly sounds like they did.
