Definitely. And part of the low percentage is simply its scale. According to the property website, 143 units remain of 316. All penthouse level (36th floor) units are leased. Percent leased: 55%. Slowly but surely the building is filling up. It is a pretty pricey building for St. Louis, so 55% leased is good, I think - especially considering all of the new multi-family projects built in recent months and years ----with more on the way.
I just hope it gets to 95-100% sooner than later so that another project of this magnitude can get going.
This is a high-profile project for St. Louis - and STL needs more of them.

^I was trying to refer to sc4's pic from the 400 level at Busch. Can't speak to the view of Forest Park from the magazine rack, but I expect it's well worth the money, though maybe second fiddle to the view of downtown.

Standard industry underwriting would be 18 - 24 month lease up for a project of this size without taking into consideration the pandemic and market setting per square foot rents.
