^Would've been better in the middle of the street, but then you'd lose the Park East Tower.

Every morning I drive to work going West 64 I keep thinking- damn I wish that building was 2 more stacks taller. Can someone photoshop 2 more on the top, what would that be 50 floors?

^ Haha, I was thinking the same thing as I drove East on I-44 today towards our server colocation. Another tower or two fronting Kingshighway would really make an impression from Forest Park.

Say no more

Doing this really made me appreciate the amazingly unique design of this building. It truly is one of a kind, and I am so glad they chose the location they did as it is like a beacon showing that St. Louis is on the move once more.

With those 2 stacks I would have a better view of it from my place in Park Pacific

100 Above the Park

No idea why they are just breaking this out now when the building's almost done, but...it's awesome nonetheless.

Took a walk in Clifton Heights today since it was nice. This is from the Columbia sidewalk at Clifton Park. I wonder if this view will be blocked once the trees have leaves on them.

Last weekend our Columbia circle came to town for Indian. They had a place in mind, but that place was apparently closed, so they picked a CWE Indian joint as an alternate. (I think they wanted to experiment. Wouldn't have been my choice, but hey, it wasn't my choice this time.) Anyway, the takeaway was they saw 100 for the first time. Ali, very probably my closest and best friend, was visibly shocked. He asked me what this new office building was. He was flabbergasted that we had such a large and sexy structure and it was all apartments. "Really? But it's by the hospital." . . . Yep. The better for fancy docs to live there. Also, oh lord the views.

Anyway, I was pleased he was asking about it without prompting. Basically his first question was "What's the new skyscraper?" Even before we got there. "Which one? The one that looks like a magazine rack?" (Lord am I glad I can genuinely ask which one. You figure they came in 40 so it could, possibly, maybe have been Centene. But . . . nah! Keepin' it 100!)

They should have done this a long time ago but there is now an upward facing construction cam:

Any update on the occupancy rate? A few months ago it was listed as 12%, which to me does not bode well for future ambitious projects. I would expect a far higher rate at this point, 4 months away from opening, but maybe this is just reflective of St. Louis being a no/slow-growth city.

Figure it will be interesting to track. As of today 1/19/20 the website currently has 269 apartments available for lease. Don't know if this is current but from an original plan of 305 apartments this is sitting at 12% leased. With floor plans going live less than a week ago, watching the absorption rate for these will be telling for the next tower in the CWE.
2/8/20 - 267 available. 12.5% based on 305 units.
3/8/20 - 266 available. 12.8% based on 305 units.

I haven't gone through each floor plan to count how many are actually available. This is also simply based off the floor plan listing on the website, no idea how accurate that information is.

There hasn't been a ton of a marketing effort for this, outside of tweets and the site itself I have seen zero reference to it anywhere else. Definitely a "new" price point for the region. Challenging the upper end of the rental market. MAC has had a lot of success in their CWE properties. Also think the end of summer will be the ramping up point for filling the building. Generally speaking, people looking for a place to live/rent are looking for completed buildings. There's plenty of planners out there, but it seems as though most people renting aren't 6 months ahead in their search process. Especially depending on the timing/need for first and last/security deposits/etc.

PostMar 08, 2020#1044

By my count, there are 50 currently leased which puts the figure for total units at 316.

3/8/20 - 266 available. ~16% based on 316 units.

There are certainly some popular units/layouts as well, the same ones are leased on many of the floors.

Edit: Also interesting to note that the most expensive unit in the building has already been leased.
