Koplar filed a building permit on 04/16/2025. It was denied by the Building Commission.. On June 18th the Board of Adjustment will hear an appeal from Koplar on this ruling. Assume this is not a serious problem and is just some pro forma technical issue(s) related to filings. But, anyone know what's going on?
The design violates zoning laws, so they go to the Board of Adjustment to get variances.

Pardon me for sort of hijacking this thread here because I'm not a frequent contributor to this forum but have read it a fair amount for quite a while. Please humor me and be a good eccedentesiast. If you are genuinely amused, then kindly, thank you and you're welcome. 
Ok, after looking at the latest cool rendering of the two buildings side by side (the new one about to go up hopefully and 100 Above), for fun I broke out the Pixlr to find a replacement for the next lot south, the Park Frontenac which has never been all that to me. I know the surface parking lot on Lindell a couple of blocks east is probably more realistic and desirable to have something built upon but I have my reasoning for this spot and it will be explained in a moment. Again, simply for fun, I asked for an African inspired modern highrise rising about 430' in the air (presuming this to be about right for an exponential curve upward.) This was the third option it presented, which I really like in that spot:
It didn't seem the right height so I then asked it to give me the exact same building but taller. I asked several times in a variety of ways and it simply refused. But at one point it did give me this, which I found interesting:
Along the way I had an alternative thought and the AI doodler Pixl, obliged me nicely with this mostly agreeable design, although I don't think it would fit on the lot in this multiple-building-design with its' massive pool. Hahaha:
So ideally travelling south from Lindell I would have a staircase to the sky, visiting first the Middle East (looks to me), Asia (or the Chinaman as I like to say-excuse me?), and then, tallest and grandest, Africa. Until that quantum drive for the starship is up and running that could be it for me.
Forgive my actual excitement at the inspiring news of the impending construction of this awesome tower at this lot that has just been parking for as long as I've known and then inserting some memish fun in this thread. And apologies especially if you haven't lived in St. Louis long enough to have been here (or many places like it that still are open) and know what I'm talking about

Why? Brainstorming and sharing ideas shouldn't be limited to just those with the resources to hire someone with artistic talent. Especially on an Internet forum dedicated to cultivating urbanism. I enjoy seeing speculative renderings, although I'd prefer them sited in context of the imagined location.
Fantastic news about Albion! This will have such a big impact. As for the other opportunities, I would say any of these lots would be better served for a project than tearing down an existing structure (if I'm reading correctly).
Anyways, can't wait to see this one go vertical!
