A good example of why privately held utilities suck. They shouldn't be able to make real estate purchases like that on a whim.

A substation at this corner should be vigorously fought. This property is a critical cornerstone of the Delmar Maker District and Delmar Main Streets plans. Additionally, it serves as another great building opportunity to bridge the continued strength of dismantling the Delmar Divide. Ameren should be ashamed of itself to even propose such. I believe Rex still owns the building (Northeast corner of Washington and Union) behind the lot  as well as there are several surrounding stakeholders that I'm sure will be in opposition.

Excellent!  This is a great place for this project.  Interested to see what is proposed.  The adjacent Sanctuary is a bit of an odd duck, with lofts, co working space and a cross fit gym, and wonder if a reno there will be part of this project.

^Looks like that must be one of the honorary renamings, like Fr. Larry Biondi. That said, G-maps shows it as Olive, while they're still showing Grand in front of St. Louis U Hospital as Fr Guid . . . I mean Biondi SJ Way.

Appears this $2 million building permit is correct. Excavation in the backyard is underway. Given the owner purchased the 3800 sq ft home for $960K in 2014, there will be over a $3 million investment in this single family home once complete. Very interested to see the final product. This investment along with several high end rehabs/record sales prices, speaks to the likely continued direction of prices in the central corridor.

Nice, was curious when restoration work would start on this building. Losing Mission Taco and Salt + Smoke has had a pretty dramatic impact on that intersection

Mission Taco still shows as “temporarily closed” on Google and they haven’t taken the location off their website… so seems like it?

Thanks for sharing.  Does that single address of 398 mean the entire building? I assume so but don't know.  That building is so so big.  Takes up that entire corner.  4-5 store front retail/restaurant spaces and second floor residential.
