I'm very excited to see some new rehab projects underway in my neighborhood.  

One of my favorite buildings in the entire city is undergoing a complete rehab into a single-family residence:


Construction crews are on site every day.  It is basically just a shell (no roof, no interior walls), so it will be interesting to see it complete-- I bet it will be amazing as a home.  While the building is quite tiny in size, its restoration represents a huge victory for many reasons:
1) It is one of the last remaining commercial structures in what I refer to as "greater Gaslight Square", so its historic value far outweighs its diminutive size.
2) It was one of the few abandoned buildings left to rot in the CWE, and I really didn't think it had a chance.
3) A demolition permit was sought by the prior owner (a bank) and denied twice by the Preservation Review Board: http://stlouis-mo.gov/government/departments/planning/cultural-resources/documents/upload//Preservation-Board-Final-Agenda-22-March-20101.pdf
4) The building, the lot it sits on, and the adjacent lot north of Westminster were being actively marketed as a prime location for new a housing development (the lots, including the building, were priced at just $28,000 each).

I'm so happy to know that it was purchased by someone who values history and will ensure that it remains part of our urban fabric for many years to come.  

Another cool rehab in progress is just west on Olive, next to the Wine Press:


I assume this building will be residential lofts, but I'm not sure.  Anyone have any info on it?

Was not aware of these two. Awesome projects. The first one being converted into a house should be really cool. That fascade is awesome.

It would be great to someday see new retail infill along Boyle to complement the existing storefronts near Lindell.

I've seen the crews on site at the Boyle project. Naturally, I assumed it was about to get demolished, so I'm thrilled to hear it's a rehab.

Cool cool! Does anyone know who's renovating the Kirkwood Insurance building on Taylor and Olive (caddie-corner to the Olive-Taylor bldg.) Looks like they're almost done.

Good question. It's owned by Taylor Arts Building LLC and the registered owner is Kurt Wolfgram, who has a law office at 4500 West Pine. Anyone know more? FYI - renovation permit is for $400K in interior renovations (5/11) and another $18K in electrical (6/12).

I noticed that they were moving furniture in the past few days so I dropped in and introduced myself. I ended up talking to Kurt, who was very cool and knowledgeable about the area. Anyway its a beautiful building and the new location of his law practice. He's leasing space to a couple organizations with room for 1 or 2 more companies looking for space. They installed showers and and locker-rooms in the basement to encourage biking to work. A great addition to the neighborhood!

I know it has been discussed on one of the blogs before but there is a house at 4308 Laclede that has over the years been condemned and has even crumbled halfway to the ground.
It used to be quite nice.

I was out on a bike today and noticed that there is some wood scaffolding up around what is left.



I hope someone is trying to save this one back. Ofcourse it could simply be scaffolding to prevent injury to passersby until a demo company finally finishes the job.
Wondering if anyone here has the scoop.

^ This looks like a rehab.... seems like there was a fire there at some point and there is a really interesting permit history here with a new owner.

An ADU at 4439 WEST PINE BLVD with 4 car garage and 2 studio apts has a $175k building permit. Nice to see the increased land productivity.

$800k zoning only permit application submitted for a new home to replace the green space at 4428 Laclede. The house to the east is a part of the same parcel, so I presume they're subdividing it. No new streets, lights, pipes, etc needed. This is how you pay for a city.

^ Love to see both!  Those homes on Vista should be a template for infill across the city, in my opinion.  I think they came out really nice.

Agree, those homes on Vista are a good template - nice picture windows, contemporary (but not too boxy/not too much corrugated siding). However, from a density standpoint, I'd prefer to see a third house within that footprint.

Land clearance (i.e. tree removal) for the new construction of a 4 unit condominium building at 4341 Westminster has begun. Looking forward to seeing this one come to life.

No, but their Facebook page has https://www.related.com listed as their website.  Which is intriguing as they're the development firm behind luxury projects like the recently finished One Bennett Park and proposed 400 Lake Shore Drive in Chicago but they also have a HUGE portfolio of 55,000 affordable residences across the country too. 

My assumption is that they're just renovating the building and keeping it affordable residences. It could use some TLC as is. But still good to know that Related has holdings in St. Louis and is investing some money here - especially in this neighborhood where maybe they'd be interested in a luxury residential project down the line.

This is interesting. Nice to see Related getting involved here in some form. Another influential NYC developer is looking very seriously at St. Louis

Looks like on geostlouis addressing recent structural condemnation... I believe as the result of a fire judging by some pics.
