^ It will be one larger ballroom space. I don’t have the plans readily available in front of me but I’m sure they could be easily found online or in the expansion thread.

^ Article says they couldn’t acquire the garage before the bonds were sold for the already planned expansion.  I don’t believe they’re able to go back and rework it all now that the bonds have been sold.

Ballroom is being expanded into other areas.
Where are they expanding? I thought the whole point was to have one larger ballroom space: not two separate ones.
The Ballroom space will be expanded Westward. 9th Street will be closed as a result

I know 9th is getting closed. But the current ballroom is on the east side up against 7th Street.

At around the 45 second mark here "New signature ballroom. 65,000sf + prefunction space". So maybe they're changing the location of the ballroom.

One down.

Too bad they didn't buy that nasty Holiday Inn that will soon be smack dab in between the new exhibition hall and their shiny new "signature ballroom" entrance...

how is that loading dock screen on Cole supposed to work? i only saw once entry point. do all the trucks turn into that one opening and then somehow maneuver around each other back there? doesn't seem realistic. i hope it's not going to be a bait-and-switch.

It's no different than what many convention centers have for their loading dock set ups.  Keep in mind that the semi trucks aren't coming and going multiple times each and every day. For the largest conventions they'll load in, stay there for a week or two and then eventually load out.  If there's not an "entry" point further west then yes, trucks would just back in.  The screen probably will probably end up getting value engineered by the time it's done, so it wont be anything more than a blank wall with landscaping, but they'll still want to enclose the docks as much as possible. Keeping loading docks secure means that conventions typically only have a few access points to them.

Awesome news! Getting control of that garage has been a huge goal of the CVC for decades. Totally didn't see this coming.

Serious respects and credit to the CVC and Municipal Finance Board, including Comptroller Green's office, for handling the financing of this whole thing so well. That said, before tearing it down to make it a surface parking lot, maybe keep operating it as a garage (and generating revenues for the City) until the site is ready for redevelopment - which should reasonably take place as fast as new plans and money can come together.

Of all the parking garages in Downtown, this is the one that most needs to be constructively redeveloped. Very good day for the City.

So did the owners realize that the garage is about to fall apart, and that it's time to cash out?

sure, but regardless of the frequency with which trucks are coming/going, it just didn't look like there would be room to maneuver a freight truck back there. there must be entry/exit points at either end of the dock area as well, because there's no way a semi with trailer could turn around back there. maybe they enter in the middle, with the docks to either side of the entry angled away from one another or something like that. then they would be able to pull into the central entrance, back into their assigned dock, and pull away toward the exit at either end.

^ My assumption would be regular old angled docks (that will then be screened) that truckers will be required to back up into (or maybe an entrance and exit at each end).  They'll probably have enough space in front for exiting trucks to pass docked trucks if I had to guess.

Here's a couple screenshots from that video that show the docks appearing to be (somewhat) angled and having three entrances:

Right - there is no "turning around" at most major convention centers.  If there is just the one entrance/exit my educated guess is that trucks back in and then either continue backing in to get to bays west of the entrance or can simply drive down the loading dock corridor to the eat before backing into those bays.  And then the process is just reversed.  That's why the rendering shows all semis angled, the individual bays are all at a 45 degrees (or close to it).

edit: sc4mayor just beat me to it!

Or, like a whole lot of real estate portfolio owners right now, they desperately need cash just to survive the next couple of months.

Here's hoping there are many more parking garage and lot fire sales before this pandemic is over...

Wouldn’t it be great if someone like Greater STL Inc could facilitate the buying of a bunch of the downtown west lots at fire sale prices so that rowhouses could be feasible right now?

I just hate that we are destroying more of the grid.  I understand the need to be able to compete for large conventions (eventually) but I feel like we need to also facilitate transportation in our city.  This will have 4 streets closed between 4th and 10th.

I am glad to see that garage go - and I wish that we could uses that space to expand the indoor facility.  There is an open face lot across from that which could be better utilized.

Just my two cents - decision have already been made.

Regarding the Holiday Inn - It was recently renovated?

If you say so.  Can't tell from the outside. Do they still have that ridiculous crooked white wooden patio fence along the 10th Street side?

Either way, whatever it looks like on the inside, it still wins my award for the biggest embarrassment in downtown St. Louis, hands down, especially because so many visitors see it. Can you imagine someone visiting St. Louis for the first time for a convention, and then their cab pulling up to...that?

All guest rooms and public areas were significantly renovated when the hotel went from a Ramada to a Holiday Inn back in 2015.

I thought I had read there was going to be some more money put into the building since then...but I can’t seem to find anything on that.

Even remodeled on the inside, the outside looks like it belongs at the Sioux Falls airport: not downtown St. Louis.

I am just so excited to see this project moving along as I live at the corner overlooking this project, but I am a bit annoyed to see 9th street closed. I use it every day.  I am wondering how much the convention center and the city will end up doing to make the backside of the Banker's Lofts and the Lammert building on Lucas Ave look good. I didn't get a good sense from the renderings they have produced.  Plus they still have to leave access the the garages and loading dock for those buildings.

I may try and set up my own project webcam when it gets going.
