Has a strip mall been announced? I'm no overly familiar with FPSE's Form Based Code but it probably includes this land.
Also I though this was all Koman, not Greenstreet.

EDIT: I was looking at the wrong land. I think the existing building could be saved. It would make for a cool restaurant / decent beer garden space. Of course, the big downside would be the traffic noise/pollution from that intersection.

A wood framed sign has been put up at the lot in my photo above. No rendering on it yet so I expect to see something this week.

A person who is familiar with the project, and follows me, sent me this to me the other night (Thursday) out of the blue...
Hi Chris,

I thought you would be interested in knowing that Koman is working on a Phase 2 of Chroma. Here's what I know from a meeting I had with the project team 5 months ago.
- Phase 2 will have brick on it and will be of a different vibe than Phase 1.
- This will be taller than the existing complex and will rival the height of 4101 Manchester.
- There will be retail on first floor with apartments above.
- Humphreys and Partners was tapped as the architect.

But please know that this is from 5 months ago so I'm not sure if the project's size has grown or shrunk or even if Humphrey's and Partners is the architecture firm anymore. I moved on to another job since then which is the reason for the outdated information.

Well, Kevin was wrong. The project sure has changed scope since he moved on. These posters would put up today advertising for it. Looks like a stumpy 1 or 2 floor building. And it's office space. But the angle of the silo is wrong in the background. Maybe they accidently put these posters up on this site instead of at Cortex K?

I did and they confirmed to me that this is the project, "30,000SF of office and some retail space". But they said the rendering looks wrong so they'll look into it. Seems interesting.

I think you mean the gas station lot? If so, nothing is planned there at this time. It recently became a parking lot so I don't see anything going on that site for a while.

"Phase 3" will be office space and the design should be released soon. I think this is an ok design. It compliments Phase 1 well.

Thanks Chris.  So I see brick on the first floor and a brick cornice, as well as corrugated steel on the side wrapping around  to the balconies.  But do we know what the material is on floors 2-4 facing Sarah? Faux stone?

Steph at the Business Journal reported that Green Street and Koman are also doing an office building as part of Phase 2. It will be a small building at 25,000SF and two floors but the design will be different than Chroma Phase 1 and Phase 2 residential. It will have floor to ceiling glass and a rooftop deck. The building will be known as "Chroma II Office". Rents will be $29.50PSF. No word on if retail will be included but I highly doubt it. 

Steph says that she got the information from marketing materials but I haven't been able to find them. The DCM Group is marketing the property. 

Maybe this will be a good thing as Chroma II Office and Rock Spring School will attract smaller firms who want to be in the Grove but close to the Foundry, Armory, and Cortex. Combined, these two projects total 45,000SF of boutique office space. Can't wait to see the renderings and to see this large block built out.

Chroma is about 220 of 235 leased (93%). 13 of the 15 left are all $2000 +. This is the same case at monogram in downtown that 90% leased but what’s left are $2000+. Seems like $2000 is the top price point for STL.

If that's the case, then 100 Kingshighway might need to be a little worried.

Well of the 20 units that are $2200-2800 on floor 3 and 4 that’s facing Chouteau, 18 are leased. So they’re still leasing plenty of expansive ones but the cap on how many a building can support seems to be capped. So if your entire building is $2000-5000, could be an issue. Tho I will say that 100 will sell out quickly

I think the market is slowly but surely changing.

I'm not too terribly worried about a $2,000 limit on St. Louis City, though that's obviously a very high figure. 

I think 100 will shatter $2,000, as will One Cardinal Way.

^ And FWIW, I doubt anyone has a better handle on what rents the CWE market will support than Mac Properties (100 Kingshighway manager), since they have been managing a good chunk of the older luxury apartment properties there for several years.
