Those pics really show that parking basically doubles the footprint of it

Remind me, what is slated for the section nearest the Language Immersion School and the Commerce Bank? The area that looks completely flat in the photos above.

Every time I see one of these, I think of The Three Little Pigs

That's all going to be apartments. Wherever you see the concrete foundation slab is going to be apartments. The square in the middle where there isn't a concrete slabbed poured will be a courtyard. The lot with the construction trailers on the right side of the first photo will remain vacant and undeveloped for now.

You can see it from the highway now. With the mid-rise office building to the south of it, it's almost like The Grove is developing its own skyline.

The Spencer site is the parking lot bordered by Chouteau, Sarah, and Manchester. AKA the wedge.

Update 12/1/17

This thing is a massive development in terms of sheer size. I hadn't been by in a while and it makes a big impression.

I just realized that apartments won't wrap the garage down Sarah? That's too bad. I can't imagine the garage will look great coming from that way.

The bank shows what direction the grove was headed if not for a form based code.

The bank is another point on a long line the city and indeed the entire area has been traveling since the fifties at least; one of decreasing density and increasing automobile dependence. I doubt there's any place in town where you have to look far to find evidence of that trajectory. It might possibly be slowing now, but I don't believe it's actually stopped yet. That said . . . it's nice to see neighborhoods bucking the larger trend. String enough of those together and someone might turn it around yet. (To be fair, it does take a large ship a while to respond to the helm. And cities are very large ships.)

I’ve heard rumblings that talks of a Planet Fitness location has fallen through, and that we might be seeing a grocery concept at the retail base instead.

Anyone have any update as to retailers here?

From someone working in the neighborhood - that would be awesome. Wholefoods is juuuuuust a bit too far to walk to, and N&M Market doesn't really have the produce selection that I'm looking for... :P
