All that talk about comparing Clayton prices to downtown could end when these go on the market. I can't wait to see the prices, because I know they will be well out of my range.
The fact that they are building 1,200 speaks volumes. Of course, I gather probably 30% of those will be 2nd homes and investment properties.
That view is AMAZING. I would love to live there. Let's hope my loft and condo see some good appreciation in the next two years, along with my income.

Thats in when i'm older i'm living in the villiage. That will be so cool.
More impressive than the view is the business savvy or acumen being displayed. Could we possibly have grand plans commensuate with the grand market potential?
For both the village and the bottle district, I wonder what the thinking is about keeping activity high in the off season months (for baseball and football)? Indoor and outdoor attractions, sports like skating, etc...?
I wonder why Union Station hasn't been the one to introduce an outdoor skating rink under the train shed (the Blues affinity marketing)?

Yes, that "lottery system" will be called an "auction". They will go to the highest bidder.
Only 22 stories? This is disappointing. They could easily build much higher and get better returns. I was hoping 30 at minimum. This should fill out the southern part of the skyline, not barely eclispe the Millenium hotel.
At the very least, they'll fill in a lot of much needed density. Also, that area often appears dead on most days (obviously excluding cardinal game days), because there is a lack of residents and retail. So, we can expect some much needed activity.

I wouldn't be surprised if demand for the condos means one of these things ends up being at least 30 stories. The office tower should end up being fairly tall, too.
Hmm... I counted the floors on the FOX 2 website renderings, which are larger, and 22 floors is what I counted from above the retail to the top. If those renderings are final, it doesn't seem to include the 4 or 5 floors of retail at the base. Unless I counted wrong.

Not likely. A unit going to the highest bidder may work when its a "one-of" but when you talkin' hundreds of condos where demand outstrips supply, a lottery system would work quite well.

This is exciting. The stadium is a couple months from being officially open, and then shortly after they start on construction for the new district. This is truly an exciting time to be in St. Louis.

However, what makes the design really cool is the flexablity they have left themselves with. I would love to have the tower along Walnut be offices, but if the demand is not there, it still has a great view coridor into the ballpark, making it more than possible that the residential component could rise.
Now i am really conflicted, because I am such a champion of seeing downtown gain office space, but the potetnal for 3 high rise residential towers combined with the Cupples buildings, I have to say that i really want to see residential develope in the area, because the combined sites could yield a great neighborhood, with more people than the Washington district currently.

It just struck me how after all this gets built, there will a continuously consistant residential base from Highway 40 in Ballpark Village, through the new condominiums in the CBD, the lofts on Washington, and the towers in the Bottle District. That will be something!

I just read southsliders comments about 8th street, and it got me thinking that it would be great to see it become a full north south street again in both directions to link Washington, the OPO, and the ballpark. Imagine one grand retail corridor...All it would need is some buildings on the west side of 8th on the gateway Mall.
I will say though, that I love driving down 7th toward the dome and think that I will not longer be automaticly diverted down this street. The shot down it just seems so urban.

Exactly. Demand will definitely be here. I beleive it'll be there for both the condos and the commercial. Also, 3+million people a year will come through here and see first hand how great the city is becoming.

This is amazing! But i got a question..they said the district will be ready by 2008, is that before the all star game that will be here.
^The all-star game is supposed to be in either 2008 or 2009, so It should be completed.
A larger site plan was sent to me today. I have scaled it down and attempted to make it more readable. The plan has space for a gourmet grocery and book store among other things. Looks like there is also a space for the Bowling Hall of Fame basically where it is at now.

Wow. I'm getting excited.
Wouldn't it make so much sense if the Bowling Hall of Fame included an actual Bowling Alley? That makes a lot of Bowling Alleys planned for downtown. Washington, Bottle District, and it looks like here too. I'm not complaining.

BTW, I did a rough count of floor heights back in November when we first saw these renderings. It looks like there is one at 15, two buildings in the 15-20 range, one at 25, One at 26-27, and one at about 34 floors.
And if you look closely at the site plan, you can see a circular outline of Where Busch was, and the outfield and oinfield seem to be highlighted. I wonder if this will be part of the actual streets and sidewalks. that would be pretty cool. And where 62 and 70 landed will be in restaurants and retail areas. That could make for interesting themed spaces.

Umm, I'm confused the BP village is what will be directly north of the stadium. What surface lot are you referring to?
Did you mean east, or south of the stadium?
I would guess east, since the big lot in between the stadium and the pet building is just a paved lot. Everything south in the (hopeful) planned Lake Greenway, west is the Couples complex and parking garages, and north is the Mark Twain building (? new shannons location) and a hotel.
