Yeah it looks like most of the itnerior streets are open, and from the site plan you can't tell what will be on the upper stories. As mentioned before, the 2 residential towers are likely the two along Clark, giving the Cardinals flexability as the project moves forward and allows them to make another tower office or residential depending on the demand.





Mark brings up the best point of all, and that is with the units coming online in the BV and the other units in , downtown could be fast approaching the mark of 10,000 within the actual downtown proper, making the day when a downtown mall could be a viable property.





What i really wonder, is if given the retail offered here in the BV and the retail offered in the OPO with a finished Arcade, could it be best if the mall were abanonded for completely new development (like office or residential) to support a highly sucessful retail loop of 8th, Clark, Olive, and 7th?



Thats great news SS, maybe past speculation over an office building on the site will take off again.

Are you talking about Smith & Slay's Restuarant? If so, the Slay you are referring to is David Slay, celebrity chef.

Are you talking about Smith & Slay's Restuarant? If so, the Slay you are referring to is David Slay, celebrity chef/restaurateur. David Slay filed for bankruptcy a little more than a year ago...

Yep, that was it. I guess that explains why it never made sense to me why a HOF baseball player and a mayor would open up a steakhouse.

I never believed in IQ tests. I dont believe SAT's or ACT's can really test your intelligence either. I'm not trying to pick on you texas, it's just that you brought it up, and it's a general opinion.

I don't generally trust those who claim to know their IQ more exactly than about 10 points, and I'm not impressed with those who drop their IQ into conversation unprovoked. Besides, it's nice to be smart, but it's what you do with it that counts.



Anyway, Ballpark Village will be great, won't it. It's wonderful that we're essentially trading the old stadium and the parking lot south of it for a new stadium and three high-rises, retail, restaurants, etc. I wish every surface parking lot downtown went through this kind of transformation.

Yes, we could all drop our very high ACT scores or IQ's (Yes, mine were very high too, so what), but that doesn't make one bit of difference in this forum. So lets refraim from things like that in the future. This is a forum about St. louis, not our book smarts. It's already been stated by others, but I figured I would put it in an official moderater post.

I don't think it's an overreaction, because we don't need a stupid thread with everyone comparing their IQ's and test scores which will degenerate to personal attacks. In a forum like this, those scores are absolutely meaningless, especially if it doesn't help you to make a worthwhile contribution.

The City of St. Louis will hopefully keep its residents and add many new ones in order to prove the about-face.

Is BP Village only going to be a couple of 20 story towers? I could have sworn I heard that somewhere. If this is so, what a disapointment after seeing the rendering with the three big towers.



Since they have scaled their towers down to 22 floors interest seems to have gone down the toilet since; as evidenced by the lack of activity in this thread.

I don't think lack of activity in a thread correlates with lack of interest in a project. There isn't much going on in may threads for big projects, but everyone is still very interested.

Not sure, because they are using the old renderings, but there was mention of 22 floor buildings. The also only mentioned 2 high-rises, so I don't think the 22 floor statement was accurate. I am going to email Cordish and see what they have to say.



Like I said, i don't think we know which is correct. I'd lean on the renderings, but the 22 floors could be correct.

Wow, talk about jumping to conclusions. Ones that don't even make sense.

If you're going to throw numbers around how about the one that said they'd build 1200 condos. That's a big number, and would show that interest is sky high.

BV, I think you have yourself a bit mixed up. If you go back read, listen, and see the text of the itnerviews and other info, it is clear to me that the 2 towers are residential and that the thrid tower, as you wrongly assume, must also be residential. The first part of the project is along Clark, where two of the towers sit. I think it is safe to say that the first (clark st.) pahse will include two residential tower. A thrid office or residential could be built in the second phase. I don't call that disapointing. I call that a good idea as it gives flexablity to the design.

If there's been a lack of activity in this thread, it's probably because:



1) There hasn't been much news

2) Unlike the Bottle District, there hasn't been much to critique - the plans look pretty solid.



I'm not at all discouraged by the renderings, because they're just that - preliminary renderings. Once they get closer to marketing this project and the market dictates what gets built, then I think we'll see more people commenting on the designs.
