Out of the three towers, it looks like 2 residential and 1 office - not counting the other mid and low rises. Looks like another midrise is thrown in the center too.

It'd be neat to get something more flashy and skyline-changing like...say, this building in Dallas: (anyone know the name?)







Still, the Ballpark Village towers don't look bad. This is an exciting project.

The new rendering look good. A nice mix of glass and brick. Definately looks like there could be 1200 residential units in there. I did a rough count of floor heights and it looks like there is one at 15, two buildings in the 15-20 range, One at 25, One at 26-27, and on at about 34 floors. This should make a nice mark on the skyline, and maybe change some opinions about St. Louis when fans on the East and West coasts tune in for a game.

Dallas has a great skyline. I used to go there two weeks a month for work and I LOVED it.



I think that might be the Bank of America building. If it is, then they have the best elevators in the world complete with TV's and good music. :lol: It, along with Reunion Tower gives Dallas a great skyline.



Also, a W hotel should be close to completion next to the American Airlines Center and then an AWESOME high-rise condo development close to it (and close to the Crescent Hotel).

It will be interesting to see how the final design turns out. This obviously puts us closer to the 1200 units. I wouldn't be surprised to see the design change again before final, but this is definitely more like it ;o).

The question I'm hearing from so many people is will downtown become too saturated with condo's.



With 1200 estimated at Ballpark village, roughly 260+ additional lofts surrounding the village (McGowan/Walsh "Ballpark Lofts") Roughly 200 luxury lofts in the Bottle District, the Arcade Building, the Syndicate Trust Building, the MoPac building, just to name a few; what does everyone think about the occupancy and marketability of so many condo's downtown.



Personally I think its exactly what St. Louis needs, but will we actually see a long sustaining market for these downtown condos/lofts that equals or exceeds the supply?

These condos will have a comparative advantage over all of the other condos in the city-- front row seats to a Cardinals game. Coupled with a once again vibrant downtown, they could add another tower in those renderings. 3.5 million fans every season from a city of 2.5+? These things will sell themselves.



Not so sure about the Bottle District though...Too bad Edward Jones Dome has, well a dome covering it.

Anyway, this project is the only one where I am confident about the demand to fill these towers/residential/offices. With the passion of Cardinal fans, Cordish could build anything in there and it would fill up. They should be sure not to price out everybody though. But I'd also imagine that several ballplayers wouldn't mind buying a place there. Not that they'd sell their mansion in Ladue/Chesterfield/etc, but it'd be nice to have another place downtown where they could walk to work.



This is just an exciting time to be a St. Louisan. Let's get it done. Can't imagine watching the All Star game here in a few years, and seeing this sort of development as the backdrop. Welcome back to the big-time STL.

Also, think about the view south past the stadium, should they ever complete the Lake! Not only can you take in a Cards game, but you can look past the beauty of I64 and into the Chouteau Lake.

Man, those new renderings look great! Not really sure about the new buildings themselves (too hard to make architectural judgements based on fuzzy far-away renderings), but I really like the proposed massing and location of the new towers. Good size, but not overwhelming. It should really help fill in the southern half of downtown, and balance the skyline. It looks like one of them will be about the same size and relative proximity to the Arch as Met Square.



I really feel that this project is a no-brainer. People love the Cardinals and want to be a part of the excitement. Living, working, and playing next door would be fantastic!

I noticed the arial rendering showed a mid-sized tower where the current "Halls of Fame" are. I hadn't heard before what would happen to them. Anyway, I read some confirmation of them being moved along with some other interesting tidbits here...

"'Meet me at the Musial statue' will still be a phrase that will be heard in the new stadium, as well," said DeWitt III. "When Clark Street is rebuilt, beyond left field in the new ballpark, just north of that is Ballpark Village."



DeWitt III said Jack Buck's statue will be placed near a ticket window, inside the stadium.



DeWitt III said there will also be haunting reminders, of what was. "Out beyond left field, there's a plaza, and the scoring pattern in the concrete changes, just a bit, to indicate the outfield wall line, of the old Busch Stadium."



And what about the future of the Cardinals Museum? It, too, will be re-located in Ballpark Village. "Things like Darryl Kile's locker will go into the new Cardinals Museum, along with classic red storage trucks, that date all the way back to the Sportsman's Park era."


But what's tearing me up is where is the Bowling Hall of Fame moving to??? :P Seriously, why not move it to the new BD as part of Joe Edward's new boutique (spellchecker anyone?) bowling hall?

I think we'll see a lot of the BP Village condos become second homes and investment properties. I also wouldn't be surprised to see several players that don't reside in STL buy places there. I read an article about Ryan Klesko (Padres) and he owns a condo that overlooks their ballpark. He said it's great for his family or when they have a night game followed by a day game.



Either way, it rocks.

Well the towers look nice. Nothing great but they are towers and will fill up downtown nicely. And yes with the rabid nature of Cardinals fans, i bet these sell alot faster and better than the BD. besides they are more conservate in the design, something that the stark glass and steel of the BD have going against it when St. Louisans consider where to buy. What interstes me the most are three things. First the blue glass idea is great. It could really help make shopping in the area shoot off as it can function as a nice protection when it rains. It does look like its designed well enough that if Metro wanted to jump on board and route their downtown loop through the project, it might be possible. THrid, its hard to tell from the designs, but due north of the new stadium the buildings that will front walnut look really cool in the drawing. Almost maybe an art deco in brick. I really want to see more about these buildings.
