The West End has 106 permits totaling $11.5m YTD.

What are your thoughts on the momentum in this neighborhood? I’m not familiar with the area but this a positive sign.

Probably more than any other North City neighborhood, I think West End has turned the corner and probably will continue to see redevelopment and rising home values. Demographically, it's notable that the censuses have shown the neighborhood grew in both the 2000-2010 and 2010-2020 timeframes. Mind you that was slow growth, about 400 new residents over 20 years, but the continuity of that growth is unusual. 

Something that's shocked me personally is that there have been homes for sale in the neighborhood for $400k.

I want buildings rehabbed but selling for $800k?? Not really how I wanted redevelopment to happen with homes that are too expensive for even middle class people to buy.

A neighborhood that's largely single-family homes and big lots, coupled with dwindling available supply of existing units. 

This will be the story of the north central corridor if new unit types aren't constructed. No surprises.
