It was pointed out to me that 820 Hamilton was renovated recently as well. Apartments there go for just a teeny bit over $1 per square foot (ranges between $1.07PSF and $1.12PSF). The apartments are modern and sleek. 2 Bedrooms and 1 Bathroom. Utilities, with the exception of electricity, are included in the rent. Honestly, not that bad of a deal. The units look very nice. Apartments.com is showing this building as having no apartments left. Can't confirm, but great if so. That's 6 apartments that were previously vacant, now occupied.

Six $180k building permit applications submitted for new homes on the 5800 block of Cates by Vatterott on 50-53-foot wide lots with driveways. The development was awarded $865k in CDBG construction gap and homebuyer assistance. 10-year tax abatement, I believe. Priced in the $230ks.

Is the alley vacated?  Map looks like there was one but its not a concrete shade like the others.

Would be cool to see along there because historic development patterns were oriented toward the Hodiamont streetcar line. Many of the larger apartment buildings in the near north central/west neighborhoods are located along it, the Winston Churchill, San Remo, Hamilton, etc.

Good read. Yeah, you can certainly see the market building in a meaningful way in those neighborhoods. Looked at a house on Maple when I first moved here.

I couldn't read it because of the paywall, but I wonder if they talk about bank loans. It seems like much of the issue with restoring these homes is that banks won't loan for purchases or improvements.

^ That is part of it. I also no longer have a BJ subscription…but you should be able to use the reader view to view the text. I usually just stop the website from loading halfway through and I can get the text. Just no images. The BJ’s paywall is weak af.
