I have had conversations with the developer of the 5815 Cates and 5315 Cabanne. He said that things are looking up. 

5815 Cates is now gutted and they hope to progress through construction throughout the rest of the year. They want to have apartments ready some time this Fall, but that's looking less and less likely just because of timing. 5815 Cates will be made up of 24 apartments with the make up being 25% Studios, 50% one-bedrooms, 25% two-bedrooms. Finishes will be high-end. Building will feature 12 garage parking spaces plus a lounge, gym and bike parking.

Renderings and floor plans are below as well as some interior photos after the building was gutted.










5315 Cabanne, or the "Cabanne Castle" is one of the more complicated projects, but they intend on submitting applications for building permits soon. Construction fencing and temporary power for security systems should be going up soon. Design work is also finishing up. This building will feature 36 apartment units with high-end finishes. The makeup will be 30% one-bedroom, 50% two-bedroom, and 20% three-bedroom. Amenities will include a gym, courtyard, and lounge. 24 parking spaces will be in the garage underneath the courtyard.

Below are photos of buildings at 5882 Cabanne, 5890 Cates, and 858 Hamilton (which is in-between those two other buildings). 5890 Cates has a dumpster that is full outside, so that means some progress has been made there. 5882 Cabanne is looking really good with the new windows. Work is continuing inside.

I went and explored the Land of Giants not long ago and noticed that castle across the street. It instantly became one of my favorite dead buildings in all of St. Louis, though I remember sighing and thinking that there was a snowball's chance in hell that it would ever see new life. 

I'm so, so happy to be proven wrong about this. 

Not only does this mean the building will be saved, but I think it also says something about the future of this neighborhood and surrounding neighborhoods. 

I expect that entire Delmar corridor to feel dramatically different as soon as five years from now.

It was pointed out to me that 820 Hamilton was renovated recently as well. Apartments there go for just a teeny bit over $1 per square foot (ranges between $1.07PSF and $1.12PSF). The apartments are modern and sleek. 2 Bedrooms and 1 Bathroom. Utilities, with the exception of electricity, are included in the rent. Honestly, not that bad of a deal. The units look very nice. And I should maybe clarify some things, 820 Hamilton, 5882 Cabanne, and 5890 Cabanne have all been done or are being done by St. Louis Design Alliance’s Dave Mastin, or at least that’s what I’ve been told and can find from property address lookups. So I applaud the Design Alliance, and Mr. Mastin himself, for investing in the neighborhood and making these buildings look truly great

Regarding 820 Hamilton, I went by it today. I don't think anyone lives in the building. Parking lot still had snow on it and there were no tire tracks in the snow.

here we go again with the arson. somebody's not happy about all the investment in the West End! of course, despite this going on for years in the area, and rather than implement some straightforward surveillance to catch the culprits, nothing will be done about it.

Went by this afternoon. Grabbed some photos from my car. Justin Idleberg posted some photos of the damage to my Facebook Group. Really sad to see. 

I've also been told that people can smell gasoline, so maybe the rumors about arson are true. It wouldn't surprise me if 1: the owner did it for an insurance payout or 2: an angry neighbor did. Regardless though, it's a shame to have lost another building in an area with a lot of promise. 

If the neighborhood was stronger, I could see this being rebuilt. If I had the money, and this was my property, I'd hire Core10 Architects to do the design work since they've proven themselves elsewhere. There's pictures of this building out there before the fire which would help the architects design the replacement. It was a pretty simple building.
