Does anyone have any info on the apartments that were supposed to be built at the corner of Fifth and First Capitol? I’ve heard rumors the developer backed out, but I’ve not seen anything confirmed.
The developer increased underground parking, reduced the total number of units and changed exterior materials so had to get reapproved. That's as of last month but who knows now.LocalGovSTL wrote: ↑Oct 01, 2025Does anyone have any info on the apartments that were supposed to be built at the corner of Fifth and First Capitol? 470 new houses proposed west of Lake St. Louis.
The proposal includes 383 single family homes, 87 townhomes, a trail system, a baseball field, a skating rink, and a War of 1812 memorial.
The proposal would add to 1,700 other proposed homes along Highway N, which has plans to be expanded to 4 lane road to accommodate new traffic.
The plan also calls for small commercial lots.

I changed my mind, let's increase interest rates high enough for projects like this to be unfeasible.
And the Highway N expansion project is estimated to cost $131M, or over 100% of the County's FY2025 budget.
So it will end up being almost entirely subsidized by state taxpayers. But God forbid KC or STL get any transit funding.
It is still incredible to me the growth that the exurbs continue to see. Long term, how are they going to fund the upkeep of infrastructure? St. Louis County has a hard enough time.
The plan is move to Lincoln and Warren counties when the long term bills come due and leave the people who can't move holding the bag.
Yea residents will just keep moving further away like mindless robots and St. Charles City and St. Peters will end up being on the short end trying to subsidize the county budget, no different than those in Clayton and University City.
They're gonna accelerate the process if they approve a property tax freeze.
Or maybe the state will just bail them out every year.

St. Charles County Zoning Commission rejected this proposal, meaning it will now need a super-majority on the County Council to get approval.
"We have been promised expansion of our roads, but we have not got it, and until we get that, then we have got to quit building all these subdivisions."
I love how close they are to realizing why suburban hellscape development is horrible, but there will always be St. Louis and Kansas City, the state's economic engines, there to subsidize their lifestyle. So they somehow feel entitled to their roads getting expanded while STL has to tap federal stimulus funding to rebuild our roads.
Lol
"We're basically turning St. Charles County into an extension of St. Louis County," said Eric Fields, who lives a few miles from the proposed development site.
Fields said developers are quickly gobbling up vacant farmland and building large subdivisions, strip malls, grocery stores and big box stores.
"People leave St. Louis County to get away from that, and yet we're turning this place into the same thing," he said.

Maybe the best thing that can happen for already developed areas with existing infrastructure to support further growth is to let the suburban NIMBYs eat themselves to death. St. Charles County is well on its way to achieving that.
^Agreed, critical support for NIMBYism in St. Charles County.
