Something that's an irony for Downtown (and really office spaces around the country post-pandemic) is that busineses do like leasing in brand-new buildings, regardless of if there's millions of square feet of older office space they could choose from.
If there is a firm commitment or even an agreement, wonder if it makes sense to increase the square footage of the office building and try to lure another tenant or two. Demand is stronger for brand new buildings than older ones for sure. Might just create more musical chairs downtown, but would be great to see a net positive impact and lure an out of downtown tenant that otherwise wouldn't consider the older buildings downtown.Jallen26 wrote: ↑Jun 17, 2025Word on the street is that this is seriously progressing. Musical chairs in Downtown is better than musical chairs within the metro when perhaps some tenants would only be willing to stay in Downtown if the there's better quality of offices available.

PwC Pennant building is 90%+ as well, 505 Broadway just added a couple more tenants after an amenity upgrade, Peabody Plaza is 90%+ as well after an amenity upgrade. If you are a tenant looking for 100,000 SF of Trophy office space in St. Louis, you are out of luck.
There is a real bifurcation between Trophy and non-trophy. The buildings that have seen the most success recently are brand new (Centene C, Emerson Tower, Commerce Tower), or have had significant improvements completed (Shaw Park Plaza, The Plaza in Clayton, CityPlace 6).

I’m skeptical on St Louis Club’s move long term. Their rent went way up, their views got worse, and they don’t actually have access to the patio that they want people to think they have access to.

I’m skeptical on St Louis Club’s move long term. Their rent went way up, their views got worse, and they don’t actually have access to the patio that they want people to think they have access to.

So why did Centene C become such an "it" destination if the building is meh?
If anything this should spur development at Millennium site. Build new modern class A office space and the firms will come rushing. They don't want renovations: they want all new.

Not sure how many young professionals even frequent (or can afford) these clubs nowadays. I personally don't know anyone under 50 who is a member of any of them.

Circular MCM buildings don't seem to last long here. The Millenium hotel, that hotel that used to be at Jefferson & Market, the round building in the central west end. The top of the tower building in North County doesn't seem long for this world either.

They suck. They serve suburban interests who see a thriving downtown as a threat to the status quo. They’re already licking their chops for the first article about how an unnamed resident feels “unsafe”
