Thanks for sharing. Demolition all the way up until the end of April 2027. Gives them enough time to refine their new plans and, hopefully, get the financing necessary to begin construction.

Demo permit application submitted

PostAug 27, 2025#705

BB39 Cmte sub took out the abatement to facilitate passage so demo can commence right away. They can seek incentives later. I suppose that zeroes out the improvements portion of the property assessment too, which makes a potential abatement worth more. Also authorizes demo. I guess that means no CRO review. Love the highway removal talk!

Can someone give a synopsis of the recent Business Journal article?

Summary: will need incentives to work. Not trying to replicate BPV at all. Furthers the connectivity to Arch grounds from downtown.

Spirtas crews have been there since then. They're definitely clearing out the low-rise portion as you can see where they are pushing things out the former window openings. I suspect abatement is going on further than that.

Confirming demo taking place on its east side. Saw a hunk of the low-rise structure between the 2 "hotel towers" missing while driving along 44. Good times.

its 18+ month grind, pace yourself with excitement

spoke to someone about what comes next, they said Cordish will have no issue with funding for the project, which i assume is the main reason they were selected.  I have the renderings of the 3rd finalist but without their permission no chance ill post it.  its a better design tho.

Any idea if they've talked to anyone about anchoring the office space yet or nah?

It’s bittersweet to see this building go cause it’s been a staple in our skyline for almost 60 years but it’s great to be moving forward towards a future to something possibly exciting & modern….

Yeah, I realize you've got to break some eggs to make an omelet, but we're losing a significant part of our skyline. It'll be worth it in the long run, as long as plans don't stall or get down-sized.

Do you want the entire Deloitte building to get its windows blown out?

I guess he does.

Plus isn't there a ton of asbestos in a lot of the complex and that's one of the reasons it was never a real candidate for renovation/re-use?

The 52 story, 1.5 million sq. ft. JPMorgan Chase Tower, in the middle of Midtown Manhattan, directly above busy subway tracks, was dismantled one floor at a time, including asbestos abatement, in less than two years.

this can be done in 2 weeks if you have enough people, unlike JPM,  GAPF doesnt have the budget to have 500 people on site daily doing the dismantling

Pretty good proposal and rendering to put NBA stadium over on north riverfront above Laclede's Landing on NBA thread.

However, a go in bigger development for Cordish would be the buyout of the parking garage/blocks between Millennium site and BPV to incorporate a new Basketball arena and JW Marriot Live into the mix.  Dream bigger I say.
