Those were long lead time AHU for fresh air and smoke evac units mainly for the inner courtyard roof a few went up all the way to the top as well.

Got a tour of Jefferson Arms progress yesterday . When it opens later this summer it will become an instant destination. The 900 person historic ballroom will become THE place for events & restaurants planned, especially Salonika on NE corner w/huge arched windows will be a favorite.

Just by the looks of it from the outside, I think it will be nearly impossible for this to open this summer. There is just too much work left. My guess this fall as best case scenario. Which is fine, it’s worth the wait.
I asked a worker few days ago and he thought probably 6-8 months to go. Which sounds about right. It’s a massive and complicated project with a lot of speciality details and getting all the workforce % that the city requires as part of its incentives nailed down isn’t easy either

Floor plans and prices are out. Around $2.85-2.95 per sq foot. Majority are 1 bedroom and the 2 beds are shade under 900 sq feet

Did people forget how to design floor plans???? Everyone’s talking about the price but why does every unit tuck the bathroom so far away inside the bedroom? I’d be looking somewhere else just based on that and I don’t even host ppl very often lol

Victor arguably has better amenities and it’s $1.75-2.35 per sq foot. We’ll see how this goes
(Victor was around $2.75 and it still has soon in that range but they cut theirs significantly)

There are studios here that are priced at around $3.51psf as well. I think these will do well at their prices, it’ll just take a little bit of time to lease up

It will take them 18-24 months to get to just 70% unless they get under $2.50
