The full build out of this area will be unlike anything we’ve seen in this region or the Midwest.

Maybe outside of Chicago and Minneapolis. Either way I'm excited to see a phase 3.

If the buildout of this area is going to be massive, especially to the south of the Cortex MetroLink station, I hope that they can make going directly south from that platform a possibility.

Too often, I wonder why you can't directly cross the tracks to something you can see along the MetroLink route. Tropicana Lanes and that area in Richmond Heights is another example of that.

Agreed.  Excited for Phase 3.  Definitely outside of Chicago and Minneapolis.  Not even close.

Im staying what is in the area so far. My wife lived in Franklin, TN in 2015 when the gulch was just starting to be built. When I drive by now I think of that. But again it’s a bit different. Not apples to apples.

With a bit of imagination Foundry Way could be extended to Grand. Reinert Hall in its current format is in the way but it doesn't need to be torn down, just the low rise building surrounding it. Maybe slap a parking garage (with retail fronting Foundry Way) to the south to consolidate that big parking lot.

In terms of metro connectivity, the pedestrian bridge across 64 will be imperative. Crazy that it's not slated to be added until like 2028. Brickline should also make a nice connection to the Cortex station eventually

I think this is very good idea and especially if the trestle walkway gets built out over Vande into Foundry Way (or maybe trestle on tract/to be built out.   Which I wonder what a new rendering might involve and or any have thoughts
- Keep the residential high rise in the old rendering but maybe a community pocket park/playground in the sliver between the current interchange ramp and extended Foundry way tie into Grand.   Do you replace residential tower with full service hotel/tower?   Keep the area between FPP and Foundry Way mixed use, mid rise.
- I think the old rendering, extending Foundry Way only supports an at grade FPP and Grand Ave intersection (but definitely not with mega number of lanes).  Any thoughts?
- Going back to my first thought, somehow, someway I think the future buildout to the East and future Armory development would do well with some type of pocket park, trees, playground, etc..  Not sure if it needs to be tied to brickline or not but accessible for added residential development.    Any better spot in an expanded footprint?

To help steer this back from becoming an armory thread… how many retail spots are still open for lease? Seems like it is filling up.

The courtyard at City Foundry
Dilip Vishwanat | SLBJ
By Nathan Rubbelke – Reporter, St. Louis Business Journal
Dec 5, 2024

A new entertainment concept has plans to open at City Foundry.
The Escape Game, a Nashville-based operator of escape rooms, has plans to open a new location at City Foundry in 2025, per the company’s website. The firm has sought a conditional use permit from the city of St. Louis, with a hearing held Thursday on its application.

The Escape Game will be the latest entertainment option to join the lineup at Midtown’s City Foundry, a mixed-use development that also includes a food hall, retailers and office tenants. Other entertainment venues there include the Museum of Illusions, movie theater Alamo Drafthouse, music venue City Winery and mini golf concept Puttshack.

The Escape Game has more than 45 locations in the U.S. Its opening at City Foundry will be its first location in the St. Louis region and second in Missouri, where there’s a location at Country Club Plaza in Kansas City.
A representative for the Escape Game said Thursday during its conditional use permit hearing that the St. Louis location will span about 4,500 square feet and include seven escape rooms. It will be open daily from 10 a.m. to 12 a.m., said the representative, who did not provide details when the facility could begin operations. The Escape Game did not immediately return a request for comment.
The City Foundry development, which has transformed a 15-acre former manufacturing site, is a project of St. Louis-based New + Found. Its initial phase includes retail, entertainment and office space, with a second phase adding a 14-story residential tower. The development has added other new tenants in recent months, including a barbecue restaurant from acclaimed chef Gerard Craft and a children's playspace that's slated to open in 2025.

It's getting pretty close to full occupancy. The retail space in the new building couldn't have come soon enough

Sometimes mega-developments go awry, but the Foundry has done a great job in its attacked development. It’s a signature place for StL now, added a grocery, retail, restaurants, bars, residents and did not do it through poaching or harming other areas. It has brought new business

More development coming with the Marshall, the apartments across from IKEA. Not sure where that 12 story building proposed is at right now.

Hopefully Armory complex gets a full redevelopment. There’s also no reason developers shouldn’t be looking at Grand Center and Vandeventer to be prime areas to fill in. They are too close to CWE, theatre district, SLU, midtown entertainment to not be desirable.

Yeah I always thought that was the coolest part of the Foundry proposal.

I agree that it's been generally positive for bringing in new business, but I know also that at least a couple of the tenants (Big Shark, Lochmueller Group) closed their downtown locations and moved to The Foundry. GRG moved from The Loop.

^ Kalbi Taco Shack is another good example of where it relocated to The Foundry but its old Cherokee Street location has yet to be back-filled. Also less visible are its substitution affects from existing businesses... iirc the city's financial analysis estimated it would be around 50%.

Edit: I'll add that since the Foundry is a TIF development, it also takes 50% of sales, earnings and payroll taxes (in addition to freezing property taxes going to the taxing districts at the pre-development level). So when companies like Lochmueller and shops like Big Shark relocate from the CBD, the moves not only impact downtown vacancy and vibrancy but also the city's overall tax revenue.  Not to say that the project is a net negative but "success" is more complicated than it may appear.

“Success” may be more complicated than it appears but the Foundry seems like a pretty obvious success.

What was this site doing for SLPS as it languished as a rustbelt eye sore for decades? It certainly wasn’t generating any sales tax receipts. How many new residents in the tower will be coming from outside StL city? What is the full earnings tax impact? I’m totally open to an argument that this is actually net negative for the city’s tax base but I want to see some numbers not just anti-TIF rhetoric.

As far poaching goes, only the Lochmueller move strikes me as a bit of a loss. I’m glad Kalbi and Big Shark could take a big step to grow their business and I’m glad to see GRG in a location with greater visibility at what is basically the heart of the Greenway project. It’s not like the former locations of those businesses are gone either. Other small businesses will take their place.

Then there are the positive reputational impacts.  Not to mention the substantial quality of life impact on SLU students and other nearby residents. Building a city that local college students could see themselves setting down roots is really important and this project is a massive step in pursuit of that goal.

Concur. I think the Foundry is appealing for young audiences. Maybe the food hall and retail spaces took a few relocations but they have had an ability to bring in popular chains that we haven’t seen for a long time anywhere else in the city:

City Winery
Alamo Drafthouse
Putt Shack
Fresh Thyme
Trufusion

We will see how the Museum of Illusions and Escape Room go.

Plus giving our city a “Time Out Market” thing that has worked well in many places, adding residential, and is just an aesthetically pleasing place with the modern and rust belt industrial mix. The speakeasy is pretty cool if you haven’t tried it.

The Foundry reminds me of the Lx Factory in Lisbon, Portugal if any of you have been there. With the greenway coming right through there, I only see the foundry becoming more of an attraction for the city.

For the “there’s nothing to do in St. Louis” crowd, our entertainment options are likely pretty unbeaten compared to our peers with Ballpark Village, Arch/City Garden, City Museum, Union Station, Stifel/Enterprise, Grand Center Arts District, Anheuser Busch, Forest Park, and Foundry. We just have to improve the vibrancy and experience between those things.

Can see the Foundry's next announcement being a full service hotel tower along Vandy on the empty lot/current parking area but not sure what is in the mix other than Foundry considering a hotel? .   Would be a good fit considering Cortex/Hospitals etc, Ikea, and eatery/entertainment that Foundry offers.
..
At same time, Armory development proposal at one time had the hotel proposal once upon a time along Grand with access on Grand.  Thought that was a great proposal as well considering the access.
