The foundry has already become a Yogi Berra joke. “No one goes there anymore because the parking spaces are always full and you can never find an open seat!”
Paid parking could have been a problem, but I think a big problem was they didn't make it a mixed use development. I think the key for stability of this kind of developments going forward is increasing the residential population around them. Looks like Foundry and Armory are taking the right approach. Union Station still has the opportunity to do this. They have multiple lots surrounding their property that are ripe for development.
Right now, it appears that Union Station really values its surface parking lots. I hope that changes before the decade is out.

^ Getting off topic from Foundry, but Union Station is head skrachter to me considering that LHM is developing/pushing Westport towards mixed use if not mistaken. So why not Union Station which is even better positioned IMO? or maybe it is a timing thing and will see something happen with their surface lot to the west now that MLS stadium/practiced fields have been built out.
Back to Foundry, any rumblings out there of a hotel as part of next phase? A full service hotel/tower next along Vande seems like a winner.

I'm hoping that they will build the building featured in their model display of the district as you walk into the food hall.
There's a large building shown at Foundry Way & Vandeventer, one that would be perfect as a hotel and gateway to the district.
I'm guessing that a Foundry hotel could include some retail and conference space, and other amenities, that aren't offered in the hotels in the immediate area.

Element isn't bad, but the Foundry sets up well to host a more boutique and themed hotel. I personally think future development at the Foundry should focus heavily on residential with office and retail as smaller components. But I'd argue for more of a family/mainline hotel given the Puttshack, Alamo Drafthouse, shopping, food hall and event space. Embassy Suites, Homewood Suites etc. Plus it would serve SLU well.
And I also wonder if midtown/CWE is boutique hotel overdone. The Doubletree in the medical complex and the Holiday Inn are the only brands in the area not boutique/upscale/boutique-like in the area. ALoft, AC, Royal Sonesta, Angad Arts, Hotel Ignacio could all be grouped like that.

Foundry location next to CORTEX/SLU/Hospital complexes would be your client base while offering evening Food Hall/Entertainment options for out of towners literally a short walk away. Foundry/Vandy location sets up well for some weekend crowd within a short distance/access to a lot of attractions via I64 or Transit.

Some Embassy Suites have full service bars and restaurants in them plus decent meeting space: Memphis, DC Georgetown, Seattle and others I've stayed at are more full service than others. I think you could do the residential in Prospect yards and have the same effect. This is why i think the old Macy's building should go and build new 4-6 story midrise on both sides of Bernard. Rough numbers wise you could fit about 4 Standards between the Armory and Vandeventer. The standard has 313 apartments so about 1200 units could fit in there and its only 5 stories.

BPV still gets 6M annual visitors. the Zoo number is from their audited FY2022, 2.365M visitors.
