City Foundry is 90% leased.
Good to hear. Makes the data center at the Armory even less sensible

He says the specifics of that project will be shared later, though he confirmed it would be primarily a retail use. On top of that, the Foundry is leaning into more active programming. That includes the Live Art Market every Wednesday in October and other specially themed events. He says they’re looking to add more “‘fun things” on a programming level.
And longer term, Smith sees the Foundry campus expanding over the next decade, with property to the east and west available to develop, Smith says. “With the success of One Foundry Way, I would absolutely imagine that we’ll be adding more housing over the years. We also would expect to create more retail opportunity and density.”

I don't take it that way. By his words he could expand Foundry the next decade by going west and or east. To the west they still have the unbuilt timber frame office building & and empty lot across from the new residence tower. The empty lot along Vandy and next to freeway is probably as high visibility as you can get for a hotel tower. On the east is the properties including old Falstaff Brewery.quincunx wrote: ↑Oct 02, 2025Good to hear. Makes the data center at the Armory even less sensible

On top of that, believe the low slung parking garage on Forest Parkway is free game after so many years. Please correct me on my assertation. I would rebuild on the garage site as talk about a great location to tear down, already owned and add housing & parking along the parkway w new & already in the Foundry footprint. Demo concrete takes effort but not insurmountable cost. Heck, if I was Smith I would also be looking hard at the empty Vandy & Parkway lot that had a proposal recently but not built on.
The hard reality which I can't get past is where will St Louis have the population and demographic growth to fill in Cortex/Foundry/Grand Center/Steelcote/Iron Hill in the next two decades or more. Everyone will post the fear mongering but no one has meaningful posts on why St. Louis demand can justify every single development as a live + play, mixed use project in mid town.
Because if the central corridor neighborhoods were their own city they would be the fastest growing city in the region from 2000 to 2020.dredger wrote: ↑Oct 02, 2025I don't take it that way. And not every project is live + play.
FWIW - I've been hearing rumors that Alamo is badly behind on rent. Probably unfair to even relay that as it's unsubstantiated, but perhaps someone here can say it isn't true?
Any newish movie theater anywhere is probably in trouble.soulardx wrote: ↑Oct 02, 2025FWIW - I've been hearing rumors that Alamo is badly behind on rent. Probably unfair to even relay that as it's unsubstantiated, but perhaps someone here can say it isn't true?
It wouldn't shock me to see it close.
The AMCs, Marcus etc are probably hanging on by the skin of their teeth just because they haven't built new in years/decades and the property is paid offish.
Kinda what I thought too. What movie theaters aren't struggling?dweebe wrote: ↑Oct 02, 2025Any newish movie theater anywhere is probably in trouble.soulardx wrote: ↑Oct 02, 2025FWIW - I've been hearing rumors that Alamo is badly behind on rent. The rent Alamo is being charged has to subsidize a lot of the wider space. Alamo is so damn big.

Still surprising given the experience at Alamo is so much better than a typical movie theater. I haven’t been back to a regular theater since Alamo opened. It’s in a different class
I believe its once the tax abatement period is over, I think it was 10 years? Its a precast garage, so demo actually wouldn't be too difficult. I see site access as being a big limiter. The massive retaining wall up against FPP is already there, and possibly the foundations for the garage could be reused for a new structure.dredger wrote: ↑Oct 02, 2025

For those concerned on these Alamo rumors, perhaps the best solution is to go there and buy tickets & concessions. FYI They've got 13 shows this weekend, including a classic showing of Goldeneye...

I visit Alamo almost weekly. My go to place for new releases. If you have not been, check it out.

If you attended STL start up week, Steve smith was a keynote speaker today and announced phase 3 starting next year
What is phase 3? sorry if it has been mentioneddbInSouthCity wrote: ↑Nov 12, 2025If you attended STL start up week, Steve smith was a keynote speaker today and announced phase 3 starting next year
I believe it was the office building that was scraped a couple of years ago. Immediately east of the apartment building parking garage
Foundry was always supposed to have an additional office or apartment building on the parking lot directly south. Pretty sure the diorama in the food hall includes a generic model of it.
Not sure if this is still up to date but having that tower right next to the highway will make quite a visual impression.

was just a concept ^ but hopefully we see some vertical activity there eventually!

I hope they start moving east in phase three. SLU should also be exploring options to rework the podium and surface lots around Reinert Hall to keep the corridor going all the way until Grand.
Second phase was suppose to have a mass timber tower that didn't come to realization. Not sure if that is now being referred to as phase three.
It feels like they should just call most of these wood frame buildings. We have buildings in this city from the 19th century that are taller than that and primarily wood frame.
I would be happy to see that plot of space at the foundry filled in soon. It looks oddly out of place currently just having grass on it.

Hoping the commercial space happens and that phase 3 would be another residential development and or a hotel tower on the empty lot just to south of the new residential & along Vande if i get my bearings correct on rendering. Not sure how and or if enough space with repurposed trestle.STLAPTS wrote: ↑Nov 14, 2025Second phase was suppose to have a mass timber tower that didn't come to realization.
