Is garage parking attached and easily accessible via the building? Seems a bit steep at first without looking at parking comps but I would think $150 max (if attached and easily convenient). Realistically $100/mo is more reasonable especially for lease-up/stabilization.

Yeah in the central west end I think most parking fees run around $75-100/month.

I will keep that in mind. Yes the parking Jefferson Arms is attached to the building and it is secured fully covered. $125 / month should be oky.

I think we are 5 years away from bigger EV adaption. The post covid transition stalled a little and that’s ok, there needs to be more public education. I’d definitely have EV spots but maybe not necessarily reserved. I think having a person pay for a normal spot and then having a pay as you go EV section of the garage would probably be a best bet for now. But if you do go with a dedicated route, I’d figure out what an average EV spends in a month on charging and use that +10% + normal parking spot rate + $25 mark up.

I don't think there is a market for $350 per month parking with or without unlimited EV charging.  If there are comps they are certainly not representative of the market and very misleading.

According to the below CNET article, 1,250 miles of EV travel per month, at an electric rate of 16 cents per kWh, equals $66 a month. So you'd have to drive your vehicle over 3,000 miles a month to break even on a $175 charge fee, considering only the cost of electricity.

Obviously there is the cost of the additional equipment to consider, and convenience is certainly worth something too. Not many covered parking garages downtown with chargers installed currently, so there's that.

Missouri's electric rate is about 13 cents per kWh, but some public charging stations supposedly charge about double that to cover other expenses.

Based on the above, $175 still seems a little high to me.

I will possibly offer unlimited charge for $100 on top of $125 for a total of $225 per month per EV vehicle for parking.

$125 / month for regular parking.

^That's going to be a sharp looking building when it's done. Though, yeah, the walls across windows are a bit odd. Though not as bad as a few floors I've seen across windows over the years. (Where shorter floors were inserted in older buildings which historically had taller stories.)
