In Kansas City Kansas, a building at 601 Minnesota Avenue, built for Commercial National Bank in 1925, is inching closer to redevelopment. Some of the 70s glass has been broken, clearly revealing the original facade underneath. As part of the renovation, the 70s glass will come off and the original facade will be restored. The building will become home to 15,000sf of commercial space and 25 apartments. It's cool seeing an old building uncovered like this because it's not a common occurrence.

Down in the West Bottoms, 1500 St. Louis Avenue is looking nice as new windows go in. This building is slowly being converted into 32 artist-style lofts + ground floor commercial space. This borders the West Bottoms Flats, which has a phase 2 underway and, once phase 2 is complete, will have 355 apartment units.

Seeing photos recently of the new 1.5 Billion Dollar 39 gate terminal is a huge "upgrade" from MCI's current airport. But, wait... What? This is what 1.5 Billion Dollars got you? KC, you have been screwed. This place looks like an office building with low ceilings, dismal sized gate spaces, nothing more than a wood box IMO.

I just flew through New Orleans a few weeks back and was completely impressed with their new single 1.3 Billion Dollar 35 Gate Terminal - full of architectural swank, bright and overall coolness. So for more money and 4 more gates - KC got that!

Maybe the pictures chosen don’t display it but nothing in there screams “welcome to KC”. Very bland and the only thing I see being an upgrade are those glass boarding bridges with HVAC. Everything else looks like the same thing any other major city could afford except other cities choose to go the extra steps…
I like it. Looks like a European airport. IMO they tend to have tighter spaces but nicer finishes.

Dear god, this is just a shameful waste of $1.5 billion. Inexcusable. Is that an airport or a hospital ward from the mid '90s?
NoLa’s new facility is beautiful. Albeit a bit colorless. They also did not have the same expenses wrapped into their project (demo 3 terminals, etc) and had some costs covered in other project funds. I’m not overly impressed with it. I think the ceiling heights leave something to be desired in the hold areas. It’s pretty run of the mill and basically a bigger Dallas Love/Houston-Hobby.
BUT… wasting money on non functional “pretty” stuff is pointless. If the airport ends up being highly functional than it’s fine. Make it easy to get to my gate, have enough waiting area for everyone to be comfortable, and good food/retail options and I’m happy. I’m going to an airport to get on a plane, I don’t need extra frills that jack up the fees the airlines have to pay when I hopefully won’t be spending much time in it anyway.

Facebook: Meta now owns almost 900 acres in KCMO having quietly acquiring property around their previously announced $800 million project. They now own all of the Golden Plains tech park + an extra few hundred acres. Golden Plains alone was 6 million sqft of buildings w/ $108 billion in bonds approved so this has the potential to be a pretty significant development at its new larger scale.
Google: Alphabet is moving forward on their Kansas City project with contractor bidding this past December. Alphabet owns 300 acres in the northland not too far from downtown. The initial phase is $600 million with PortKC having given approval of up to $25 billion in bonds for additional phases Google is considering.
Rocky Branch Creek Tech Park: Diode Ventures has been working on another northland tech park as additional hyper scale clients are circling the market. 4 million + sqft of buildings basically next to what Meta owns. There is an unnamed tenant backing this project. PortKC has approved $10 billion of bonds for this project.

The airport terminal. We'd been discussing the airport. The new terminal is a bit underwhelming. The concourse looks similar to Nashville, which isn't an airport I particularly like. Not knocking KC, but somewhat disappointed the new terminal isn't coming out better.

I was comparing a few different MSAs job growth (all employees, total non-farm) and noticed a milestone and a surprise.
The milestone, KC was passed by Nashville. Probably not surprising given Nashvilles boom but still noteworthy.

The Atlas 303 proposal in the River Market returned and picked up two floors, but lost retail space. Total unit count is 86 (+10 units) and parking count is 64. Not the best looking building (actually pretty terrible), but I appreciate the height and the parking-to-unit ratio. The current site is nothing special and being sandwiched up to the outgoing Buck O'Neil bridge, I'm surprised something like this is/was even possible here. Views will be great though. If it still holds to the original proposal promise (from 2020), this won't be seeking incentives.

But in all seriousness, St. Louis is suffering from stupid leadership with bad attitudes and it’s taking its toll. I don’t know why some St. Louisans get all up in arms about Kansas City when St. Louis rivals most of the great cities in the US and World. I’ve had the privilege to visit London, Paris, Boston, New York, and DC over the past year, and St. Louis rivals any of them. To get bent out of shape about the opinion of Kansas Citians is ridiculous when St. Louis has a pathway to being a powerhouse again, just it starts with kicking Kim Gardner to the curb and having a unified vision moving forward (that means cross-county, bi-state, and a city government that isn’t a laughing stock).
Most UrbanSTL users live in St. Louis and Kansas City, so the interest in Kansas City remains decently high since it is a neighboring city. That’s not a bad thing, especially since most users here dislike the state government and want the cities to pushback to have a more balanced approach to governance.
Removing the Kansas City thread is possible, but if we’re going to do that, remove every single “room” that allows users to discuss things outside of the St. Louis Area. We can have spirited discussions about what goes on in other cities and debate what we can learn from other cities. After all, that’s what a forum about urbanism is all about, right? Or am I mistaken?

St. Louis has mega projects ($1.2B on the riverfront alone), is restoring most of the last of its vacant stock downtown, and is primed for infill in the future.
St. Louis is righting itself and I really believe its future is bright. I really wouldn't get jealous of Kansas City...
