Does Royals > downtown KC and Chiefs > Kansas side deserve a stand alone thread? I know some people don’t give a rats ass about sports and don’t want to hear one thing about them: but is it another way to compare and contrast our two cities?
No, I don’t think so. Do we need separate threads for projects in Chicago, Detroit, Nashville or any of the other cities that occasionally pop up here? After all the Bears are looking to leave Soldier Field for the suburbs.

If so, then just rebrand as another skyscraperpage type forum. Outside of this WC discussion, that probably didn’t even belong here, this thread doesn’t generate much activity on the site. I see no reason why any future, and likely some time away, stadium development over there wouldn’t fit in this thread.

^Is there a proposal to build new venues? Maybe we need a good general "everything goes" sort of area. Thought we had one, but I see now that we do not. Maybe I'm simply misunderstanding the purpose to this thread, but I'd have thought of it as specifically dedicated to Kansas City development, and that things like sports and metro comparisons belonged in other areas. But . . . those areas don't really seem to exist. Maybe this is a good time to start a non-St. Louis stuff section of the General Topics. Good question.
Yup:
Chiefs: https://www.si.com/nfl/chiefs/news/kc-c ... m-in-kc-mo
Royals: https://www.kshb.com/sports/where-plans ... city-stand
Did not know that. I'd say this is absolutely the place to put that sort of information. I don't see myself getting interested until there are renderings, but I'll gladly look at the pretty pictures when they pop up.

Agreed.  And there's already dedicated sites that are specific to KC if people want to dive in deeper, i.e., KCRag.

Long time lurker here.
I hope the (most) recent questioning of why "urbanstl. com" is one of the best sites for Kansas City, MO development updates doesn't discourage folks from posting great info.
I find KCRag's UI/UX just a little too cumbersome.

Read there is a likely phase 2 which is a 3 million sqft adjacent facility. The planning documents recently approved include it

The West Plaza project at 4711 Belleview (formerly known as the Dylan) has been slightly revised to include 18 less units (now sits at 320 apartments), half of the top floor removed in favor of a slope, and a new trellis feature. It helps break the building up a bit and not make it feel as harsh. The plans also call for a bodega (something new in this primarily residential area), 414 parking spaces, and a proposal to make 48th (street that borders the site on the south) two way. Lane4 is the developer. El Dorado is the architect. KimleyHorn is the engineer.

Interesting to see KC Government taking a hard stance on this issue. People are applauding them for that. It makes sense to have this sort of rule too.

And the Mayor tweeting about the tree canopy in Kansas City makes me wonder if St. Louis has a similar initiative going on/being explored. I know a lot of trees have been cut down recently, but I haven't really been paying attention enough to know if replacements are being planted or if neighborhoods keep waiting. No matter what, having more trees is a good thing (more shade, more green, and more beauty!).

I don't know the scenario in this particular case but I think these sort of things would be inevitable in areas where construction is pretty active.

What do their new rules say? I hope we figure out some sort of coordination between utilities too. It could potentially save a bunch of money and our roads are terrible enough without the patchwork. They also need to set some rules in quality of patchwork because in some cases the patch is worse than the potholes it fixed.

Planning staff recommends approval at plan commission today. This is a no incentive project so it could get going pretty quickly.

Both of these got final incentive approval. Jamestown already had plan approval. The Northpoint project is going through that process now. A large Phase 2 is possible with Northpoint

Hunt Midwest has proposed a new 3,300 acre industrial park near KCI. 18 million sqft of building space with 8,000 new jobs. This will be the largest logistics/industrial center in the state.
Said to take advantage of air cargo at the airport and will compete with Tramelke Crowe’s 6 million sqft project just south of the airport.

https://www.bizjournals.com/kansascity/ ... 2022-03-30
Interesting, will this have any effect on air service or cargo flights?
This project was submitted to plan commission and might get approved in 2 weeks. Closer to ~20 million sqft of development now I am told.

Not sure if it was mentioned but Diode Ventures is up to 3 hyper scale data center parks in the Northland not far from the Hunt Midwest project. May need to start thinking about new electric delivery systems for this area of the city.

Pretty cool boutique hotel project planned by Jay Simon, the owner of Metropolitan Build (local St. Louis firm). This hotel, named Kindler, is the second for the brand with the first being in Lincoln Nebraska. The hotel will go into the historic Borel Building in Downtown KC at 1108 Grand Boulevard. Plans call for the copper facade to be restored. 20 of the 35 rooms will be two Queen suites, 10 will be King suites, and 5 will be King Executive suites. Boitano's Lounge, a piano bar on the first floor, will be able to hold 50 people and will be open to the public during normal business hours.

It looks like they're going for a modern-deco vibe. The hotel is located close to the Power and Light District.

Port KC is now leading overall efforts to cap i670 in downtown KC. RFQ released this week. Loews Hotels and Cordish leading private fundraising efforts with $20 million raised so far and commitment to cover all O&M and programming.

City leaders bullish on receiving the promised Federal and State Grants need to fulfill the non-local match. Obvious goal is to get this partially open by July 2026 but it will be hard to hit.

The drone came with me to Kansas City and I'll be putting it to use as I have in St. Louis. No matter where I go, if I'm in a city for a longer period of time, the drone will come along to get some different photo perspectives.

Mac Properties's "Crosswalks" at Troost and Armour
This is a 340 unit development spread out over 5 separate buildings (the 5th will be connected to one of the others and feature amenities). This is Mac's largest project to date in KC and would've been sur[passed by their project at Main and Armour but that was shot down earlier this year with no apparent path forward yet.

520 East Armour
Just a few blocks west of the Crosswalks, another new-build Mac project, simply called "520 East" is a solid addition. I like the design and think it would work well in Debaliviere Place. This has 110 apartments.

Probably a bad comment to make, but this stretch of apartment buildings reminds me of a smaller version of Pershing in Debaliviere Place.

The Katz on Main
This 192-unit project by LuxLiving is moving full steam ahead. Excavation is underway for the parking garage and the old Katz building had its roof removed.

The Kindler Hotel - Downtown
This old building will soon be renovated into a 28 room boutique hotel by Nick Castaneda (owner of the Frisco Building in Downtown St. Louis). The metal facade will be restored and it does have some neat details.

Three Light
Three Light continues its vertical ascent and joins several other new buildings in the downtown area.

The owners of the (currently shuttered) KC Star HQ building have recently contemplated potential future uses for the structure. Ideas range from renovating the property into a mixed use attraction (think something like Markthal in Rotterdam, NL) or perhaps demolishing the entire building for the Royals Stadium (unlikely as there are many nearby property owners that would have to sell and the city/Royals seem set on East Village). There's also potential to extend the South Loop deck further south towards the Star building and Sprint Center. I hope whichever direction they take, the building remains intact and becomes a civic attraction ideally a museum or some other regional draw that will further enhance downtown.

link to KCBJ article

I guess the retail component could end up being an Urban Target or a food hall/indoor market. Would be a great walkup amenity from the South Loop park.

There are also proposals to examine demolishing a portion of the complex for other uses

Lead Bank, one of the first banks to renovate/ move into a Crossroads location, was bought out by a firm controlled by a billionaire former Square Exec. The positive news is she is in-process of moving to Kansas City and making this her business's new hub. It will be interesting to see if we will see Lead move into a bigger building as a result.

I believe she will be the only billionaire in the KC metro as Min Kao (founder of Garmin) moved to NYC recently after selling his Leawood home. Hopefully they'll plant down roots and become involved in various projects and initiatives. The Kauffmans can't do everything especially since Min Kao and Neal Patterson did little for KC. Obviously it's their money but considering the sheer amount of public incentives their companies absorbed.

This is a massive multi-billion dollar project in the northland. “What could this development look like? Start with elements from Johnson County’s Corporate Woods and Wyandotte County’s The Legends. Mix in a newer version of the Independence Cable Dahmer Arena, top-quality outdoor sports facilities, a river walk and upscale hotels. Link all of this with parks, streetscapes and pedestrian friendly designs. The final product will represent billions of dollars in investment and provide a destination location unique to the region. If that sounds farfetched, remember that the interchange is a blank slate at a prime spot in Greater Kansas City.” -Clay County Dev Co

I give that a low chance of happening as presented. Likely will end up shifting to just housing and strip malls.
