10th and Main TOD Update
Edgemoor Infrastructure and Real Estate was the chosen winner for the 10th and Main RFP. They envision a 20+ floor tower with 200 apartments (70% market rate and 30% affordable), 30,000sf of office space (for RideKC and the KCATA), and retail space. Since this is on the streetcar line, no parking is included at this time but it could show up elsewhere (like off site). Cost is $100 Million and Gould Evans is the architect. If all goes well, construction could begin in the spring of 2023 and wrap up in 2025.
Stunning building.  Really incredible to see the development happening along the street car line, and no parking is a huge surprise for a midwestern city development that isn't Chicago.

Is there any clear cut reason why KC is seeing so much high profile development all throughout their midtown/downtown area and along the street car?  STL has had some great projects lately but KC seems to be a step up in terms of quantity of projects that really increase urban fabric/density.

If STL laid out a streetcar line I'm not sure we'd see the same level of enthusiasm from developers building right along it.
Higher growth rate. More efficient development process.

For an $800 million project you would think a company that claims to be forward thinking like Meta would throw some solar panels on the roof. Would be a tiny fraction of the cost and offset at least a little bit of the electrical demand created by the datacenter.

Not entirely clear but I think it will. Facebook/META said this will be “100% renewable fed”, will add renewable energy to the grid”, and “net-zero carbon emissions.”

According to Biz Journal article...
The company announced its Kansas City location will become one of the world's most sustainable data centers, adding renewable energy to the region's local grid and achieving net-zero carbon emissions.
Is common for large data centers to contribute renewables to the power grid elsewhere in area, not necessarily the same site.  Might be for security reasons to reduce unrelated operations onsite.  But otherwise yeah, it would seem an obvious choice to place some solar panels on the warehouse sized buildings.  As part of incentives deals, cities should require solar panels on DC and warehouse buildings overall unless there's a good reason not to.

Hunt Midwest has proposed a new 3,300 acre industrial park near KCI. 18 million sqft of building space with 8,000 new jobs. This will be the largest logistics/industrial center in the state.
Said to take advantage of air cargo at the airport and will compete with Tramelke Crowe’s 6 million sqft project just south of the airport.

Royals reportedly have requested that an extension of the stadium sales tax be placed on the November ballot. Team denies this statement. KC City Council is the source for the new articles.

Talk of an entirely privately financed stadium had been rumored for some time. It’s unclear what the exact plan or timeline may be.

Interesting, will this have any effect on air service or cargo flights?

Only time will tell. The logistics park is 4,000’ down the road from KCI’s “cargo row”. Article mentions cargo flights and air service are a selling point for future tenants at the logistics park.

Interestingly, this logistics park will only be served by truck (and air down the street) despite its massive size. Most of the big ones in KC have a rail component.

Kansas City South Loop Cap Park:

City Manager announced funding is close to secure in an article this AM. This afternoon, the downtown council announced Senator Blunt and Rep Cleaver will announce on Friday.

“We’re making some good progress on it. We’re just trying to formalize some commitments that have been made verbally to us and that announcement might be coming soon.
“We’re working on funding the first sections of it and hope we can secure that soon, in the next few weeks maybe. Don’t want to say anything more just in case, not everything is in place yet.”
(Editor’s note: The Downtown Council says a special announcement about the South Loop Link is expected to be made this Friday by U.S. Sen. Roy Blunt and U.S. Rep. Emanuel Cleaver II at the organization’s annual luncheon.)

Somera Road has announced huge plans for the West Bottoms area. Their plans call for 1200_+ apartments, up to 50 hotel rooms, green space, and more. Several new infill buildings will be constructed, and others will be renovated. It's a 12–13-yearlong plan, but the developments will see half of the West Bottoms area redone.

In regards to the master planned development in West Bottoms. This is their 2nd development the first being a mid 20th Century high rise which has had alot of success with leasing and the entire thing is just a noticeable improvement. Its also worth noting the developer in New York City based SomeraRoad who recently bought the AT&T building at 9th and Chestnut. Ima post this one in the 909 Chestnut Thread since its relevant to said subject.

I'm sorry, but is that an industrial building, walmart or an airport. KC... you got screwed. Wichita has a brand new terminal that puts this place to shame. In functionality and amenities anything will be better than what is in KC now... but seriosly... this place has no curb appeal.

Meh. What a petty swipe. That’s your opinion. The rest of us in KC are excited. ICT’s airport to me doesn’t look much different and doesn’t come with a Delta Skyclub that overlooks the airport.

It’s a simple and understated design and the glass jetways help give it a contemporary look like a regional European airport. And more importantly, for the first time we’ll have a facility that actually works with plenty of amenities.

MCI and likely ICT terminal interiors are better than what STL has and I don’t even dislike the STL airport.

Higher ceilings, more modern features, brighter, etc. STL’s airport is good for when it was built. Only real complaint is that it’s single loaded concourses make you walk longer than you otherwise would have to.

^A, B, and C are/were all double loaded. And the replacement will be double loaded and should answer all the above objections. The new MCI looks fine to me, but I'm pretty pleased with what we're getting on the other side of the state. (And displeased with the disparity of state support, particularly given the inverse disparity in traffic levels and utility.)

All that said, MCI will be a better and more functional airport when this is done even if it probably won't win any architectural prizes.

Was just thinking about the Southwest part. Like STL airport, good for its time and ready to be replaced which you are doing. Excited to see what you come up with!

Speaking of MCI, the state recently announced a $5 million incentives package dedicated solely for attracting international flights to KC. I wonder if it’s in addition to the $1.2 million of mostly local/private money already offered?

Regardless, it’s a game changer and catapults KC’s bid to nearly the top compared to what other Midwest cities are offering. Combine that with our relatively high unserved PDEW and catchment area I believe it’s now a matter of when. Top international routes in 2019; LHR, FRA, AMS, KEF and DUB.

First preliminary rendering released for the master plan of Hospital Hill’s Health Science District by Helix Architecture. The first phase (valued at $180 million) has apparently recently received funding from the state and will collaborate with UMKC.

Combining this along with the upcoming $5 billion life sciences research campus (The Glade) and existing facilities all of which will greatly expand KC’s standing in medical research and treatment. Nashville’s economic boom is largely based off their high quality medical research industry. Maybe KC can replicate something similar. I’m also hopeful that this will finally push Crown Center to move forward with their dormant redevelopment master plan now that potentially thousands of new workers and residents will be in walking distance.
