That's a really bad design.  It honestly looks like five 2/5 buildings stacked on top of each other.  Very strange

Nah it looks pretty good
I’m pretty much against the design as presented but I’ll wait until good renderings come out to see what it’s supposed to look like. This sketch up model doesn’t do the trick. The density is great, but the design is a miss being right next to the Power and Light Building. If you’re going to do something this prominent next to, what’s perhaps, the most famous building on the skyline, the design can be better.

At least pull it back from the western wall of the P&L building to give it some breathing room and allow it to continue to stand on its own.

It's a eye sore from that direction, so is KC one place. They always make it look better in the mock ups in the background than it looks irl. KC1P needs covered up by something similar in height it also only looks good from the sides.  Like someone said earlier it'll be redesigned, scaled down most likely.

Unfortunately, the article is behind a paywall, but apparently a new mixed-use high-rise development is being proposed for the old KC Coal Yard in the River Market District.

The new KCI airport is already reaping dividends.

- Southwest will introduce new flights to Montego Bay and San Jose del Cabo this fall along with upping Cancun to daily.

- Delta will increase frequencies to ATL, LAX, MSP and BOS along with making JFK mainline in September. Thus, DL may be the first carrier to have mainline service to all of its destinations from KC.

- A second lounge is in the works for concourse A north. RFP already issued.

Take this for what its worth but it appears Delta has listed KC for possible expansion.

I'm saying 16, 14 and 12-stories. So three buildings. Using math of 150 units per acre, that translates to the 16-story version having 343 units, 14-story having 300 units, and the 12-story building having 257 units. That's 900 units, but when you shave off some building area for gaps between them, I imagine you get around 800 units.

Can't wait for this one. 
Arnold is definitely someone to watch. He's backed by Berkshire Hathaway, so he has the funds to get these big deals done. Second and Delaware, while having a sterile interior, is build extremely well for such a short building. Cast in place concrete and all noise is kept out. 

I'm curious to see how his Independence and Hardesty project goes since that could kickstart a wider revitalization of the area.

I'm currently leading a two-building, 100-unit project off of the streetcar extension line at 112 and 206 East 31st Street. This has been a fun project to keep me occupied for a few months and I'm excited to say that I kick off the neighborhood review process this week. Compared to the original plans, parking was increased from 70 spaces to 89 spaces while keeping the unit count and makeup the same.

How much this project changes between the initial presentation to the neighborhood and a final approved, and buildable, development plan remains to be seen. Preferably, I could convince the neighborhood to let us go with the lower parking ratio since this project would open a few months after the streetcar extension opens. Additionally, I think that if we reduced the total number of parking spaces, we could add in another small retail space to activate the street-level more, but we'll see. For now, we have a 2430sf retail space in the smaller, eastern building, but none in the larger western building.

Both buildings will stand 4-stories tall (one less than allowed under the Main Corridor Overlay District). Building design is currently modern and it almost looks like three separate buildings (instead of just two) thanks to the layout and "step-up" along 31st Street.

Additional benefits...
  1. Significantly widened sidewalks along 31st Street, which allows for new landscaping and meet ADA regulations.
  2. Widened sidewalks along Grand Avenue allow for landscaping and sidewalk seating for the commercial space.
  3. A raised crosswalk on Grand Avenue which will better connect the two buildings and will slow traffic entering the Union Hill neighborhood.
  4. Returns two properties, which are currently tax exempt, to the tax rolls for the first time in decades.
  5. Replaces two crumbling parking lots that are seldom used and are eyesores due to their condition (crumbling asphalt, rusty fences and lights, failing retaining walls, weeds growing, narrow sidewalks, dark conditions at night).
  6. Creates an anchor for the southern edge of the neighborhood.
  7. Makes the experience of walking along 31st Street from the future Streetcar stop at 31st and Main (one block west) to Martini Corner (roughly three blocks east) far more enjoyable.
I'll share more images and details once the neighborhood reviews the project and opines, but for now, here's the site plan and unit layouts. Again, I'm really happy about this one and I'm hoping we can get it done 🙂.

So I read now that SoFi stadium may lose the FIFA finals because they would need to remove seats to bring the field width up to FIFA standards.  But removing seats will lower seating below the 80,000 minimum required by FIFA.

Kansas City Arrowhead has the same width problem, and plan to spend $50M to remove lower seats to meet the FIFA width requirement.  They don't have to meet the 80K seats rule since Arrowhead will not host the finals.  Apparently they intend to ask the state of Missouri for funding.

Friends came in from KC this past weekend.

Partied in Dogtown Friday and their comments: “Stl goes hard partying and loves parades. Kc doesn’t have anything like this.” I tried to tell them the history of the area and why it’s the “Irish” neighborhood. They loved it.

Took them to The Foundry and they loved it. They compared it to Parlor but I had to correct them and just say it’s on a whole other level. They agreed. One of them thought it reminded them of being in Asia with all the neons and industrial vibe. I don’t know how they came up with that... also a little jealousy was forming for sure.

We went to the Armory and they also just were in awe and had fun. They were shocked to see so many people and the buzz from Armory and Foundry. Also, the buzz from Stl City SC and battlehawks. We went on a party bus to Main Street and they liked the historic nature and asked if we were in Soulard.

They stayed in the Grove and loved walking around to restaurants and bars. They noticed the gentrification all around and noted they don’t have a transformative neighborhood like this. They noticed some high profile vacant buildings as well. I agree after having lived there for years. Our neighborhoods are much more dense and urban feeling vs. theirs.

Overall, it is nice to hear positive reactions from visitors. Especially KC folks who put down STL so much. I think if we can fix some of our major issues, we could surpass any boom towns like Austin or Nashville. I don’t think we will ever have a huge influx like them but a different light could be shed with all our major assets. I’m definitely more positive than the regular Stl citizen but there are some great things happening here.

I love KC as well.  I think Crossroads would be very similar to the Grove.  At least in my adult years of visiting.  Parlor is a cool joint, but a little too cramped for my liking.

P.S. one of the things I hear the most from KC people is that we have a ridiculous amount of prominent church steeples, particularly in the older sections of town.

so... KC question.  Is "downtown" refering to the area around Power & Light with the tall buildings or are they talking about the stretch of Southwest avenue next to their Union Station.  I have alway thought Power & light was in their "downtown" but this map and google maps labeling for that matter call that into question.

Somera Road West Bottoms

Some interesting tidbits from the plan document...
- 280 apartments
- 8954sf of retail space
- 144 parking spaces (all for residential. None for retail). Only 140 parking spaces are required for residential.
- 58 bike parking spaces (56 residential, 2 retail).
- Construction begin: January 2024
- Construction end: June 2025
