Dual use…pop-up on game day, parking spaces the other 348 days of the year.

So they're going to give up the parking spaces on the seventeen days when they would generate the most revenue, but give up the retail on the 348 days when there probably won't be enough demand to fill the garage anyway? Brilliant!
Up to them to decide…if the return on the pop-up shop is more than the parking spot, then I guess you have your answer for any day of the year.

…at the end of the day, it’s just flex space

Nice to see an abundance of bike racks, that will be heavily used.

I'm curious: Do such garages typically charge for the bike spots, or are they free on a first-come basis?

The dispensary at 20th and Olive is supposedly opening Jan 27.

Kind of crazy that the first recreational dispensary will be across the street from police headquarters. Also, I thought dispensaries weren't expected to open until late February -- glad to see that's not the case.

I imagine that's not by coincidence. Not even in a FTP way, but more for security. There have been a couple news articles over the last year talking about dispensaries elsewhere in the country getting ransacked  continually and having to hire heavily armed security. While it's no guarantee, I can imagine the logic behind this location was that it will be less likely to be robbed right next to police headquarters covered in cameras.

I don’t know how that location opens Jan 27th, it doesn’t even have siding on top 1/3rd of the building

Noticed this at the stadium, I assume it will spell out Our City Our Spirit somewhere inside, outside or on roof of the stadium

They seemed to have really escalated their efforts since the start of the new year. Looks like more work vehicles parked during the day. Driving by the other night you could see light fixtures had been put up.

^Sweetness! (Imagine what could have been if they'd left the row on Olive!)

But seriously, that really is quite the transformation, and all minor digs aside, well done to them.

While passing through Orlando last week I swung by Exploria Stadium. Nice enough place that reminds me a lot of CITYPARK in the layout. But you could tell the difference in money spent with the look of the fit/finish being appreciably better here in St. Louis.

(The only sad thing was the great number of homeless around the stadium. Because of the better weather they can live on the streets.  2 sides of the stadium are rung by homeless living in tents on the sidewalk. I guess they're trying to work on it.)

Sc4mayor, thanks for posting the before and after from above.   have to agree with symphonicpoet.

A couple takeaways.   LHM truly has a golden opportunity in all this as I think a few have noted in various posts.   While I can see LHM snagging Emerson as part of their ever expanding Wesport campus it would be awesome if somehow they could get either Emerson and or Enterprise to have a presence in dowtown  Heck, I think LHM Union Station, or BPV and or 909 Chestnut vertical city would be a good fit for Emerson.   I think a corporate HQ with strong WFH presence is also looking for areas that can offer hotel rooms, residence inn type lodging and eatery options.   In other words, campus is being redefined.

The other takeaway and getting back to MLS Stadium & District.   The practice fields truly setup for future development.  Maybe the truck, underground access will become a little odd down the road but I wouldn't doubt if the team has a long term vision of relocating the practice fields and facility at some point in time.  Not tomorrow but say a decade down the road..

The team seems incredibly proud of their downtown complex that includes training fields, so I'm not so sure that they will be used for development down the line.

However, how hard would it be for opposing teams to book a room at the Fairfield or Drury Inn for a SpyGate-type situation?

^maybe one of the interns will get left at the Pear Tree inn, but no chance a pro sports team is staying at the either of those.

^^ I can understand your point but give it 10, 15, 20 years when things start show wear & tear and the property value might worth a whole lot more.   Taylor family didn't get where they are at by staying with status  quo over time.    Heck, they got a ready made plot of property that can incorporate C-suite views overlooking the playing field and the iconic Arch.   Think big in the future

^^ I'm not suggesting that a team would stay there; I'm suggesting that you could observe St. Louis City SC practices from those hotels.

Good things happen when you bet on yourself. StL (the city and the broader region) should do it more often.

Its possible but 20 years is about the soonest i could imagine it.  I think it would require at least CWE levels of growth in Downtown, Downtown West & Midtown to drive sufficient demand though.  If demand was high enough for the land i am sure they would let go of the downtown practice fields.  Right now though it is great for brand awareness since it right off and visible from the highways.

I think the real driver would be a change in staff for the team. Having the training facility there is seen as an element of team culture as much as a convenience. I think getting rid of it would negatively impact recruiting young players.

They aren't recruiting for a 9-5 office job.  Players are going where they can get the most salary, the most playing exposure, and the highest value for sponsorship deals.
They could look at the quality of the training facilities but those could literally be anywhere, i don't think the players care.  I expect they'll try to stay away from landfills though for air quality reasons.  I don't even think these guys spend a second looking at cost of living let alone the "scene".

If after 20 years of use the team could build top notch replacement training facilities plus make a tidy profit by selling the land i would fully expect they would do that.  Honestly i will be rooting for it.

They must have had some sort of preview last night. Valet parking, people walking in and it looked fairly full from the outside.
