Developer seeks incentives for $12 million Laclede’s Landing apartment project
Advantes is seeking 10 years of tax abatement for its redevelopment of the Old Judge Coffee Building, at 704 North Second Street, that was built in 1844. The developer said it would charge rent at below market rate, ranging from $1,068-$1,425. The project is estimated to cost $12.2 million, according to a Land Clearance for Redevelopment Authority meeting agenda.

The developer has redeveloped other buildings in Laclede’s Landing, a historic neighborhood located north of the Gateway Arch. But three months ago Advantes said it was putting most of its projects here on hold due to vagrants and vandalism.

I assume this would kick Mas Tequila to the curb (they will probably do better in their new Soulard location TBH)

I was about to wonder aloud here if the revived Old Judge Coffee was included in these plans as they were planning a cafe on the Landing. But... they haven't posted anything on social media since March

I don't even think they were roasting their own coffee and outsourced through Ronnoco.  Kind of pointless brand revival if there's nothing exclusive about it.

Mas Tequila seems like it was pretty busy if social media is of any indication.  Where are they moving to?

This Biz Journal Article is indicating that 710 2nd St is also involved in the renovation. Would that be the end of The Lou Eats and Drinks as well? If so, this project would be doing much more harm than good displacing the only two bars left on the Landing.

The neighborhood would be down to:
Spaghetti Factory
Kimchi Guys
2nd Street Sandwich Company

So depressing.

I wouldn't expect much more than another urban park. That garage has flooded badly numerous times.

The garden could be a really nice thing for the riverfront and neighborhood whenever they finally open it -- and extend it. 

It's certainly going to be better than that old parking garage.

Again why I wish they had just acquired the site immediately east of the new Burg garden, for said Burg graden.  If it's going to flood, let it be a concrete pad with water remediation in place, not a muddy grass lot that looks like sh*t.  Then the lot where the burg garden is now, still has an opportunity to be developed as I understand it certainly wouldn't flood as much.

Looking at the parcel maps, looks like a bunch of suburbanites own a lot of the plots nearest the train tracks, could be a stumbling block, but still.. need a bit more creativity here rather than pulling the trigger on the first solution we see.

The Mississippi Greenway Park has been part of GRG's long range plan since at least 2017 when this was published.  Still listed as a "Project in Planning" on their website.  Nice to see the garage finally come down, though I doubt they have funding in place for the park yet.


Here is the ownership map from the study, not sure how current it is now.

Thank you for posting these.

At the end of the day, just seems like a 'well we have the land right now so we better make something out of it for no real reason since there's a 40 block park just past this bridge here'.  Just an odd use of money when it could have easily been placed another parcel east, and it was in the original plan.

Anyways, I could complain ad nauseum but it'd do no good, so we have what we have.

More apartments, new restaurants to open in Laclede’s Landing

Looks like the Cobblestone STL is a restaurant from the same group behind Cafe Piazza. The owners of The Lou Eats and Drinks are also planning a restaurant at the Trader Lofts space. 

Still waiting for a coffee shop

I know I know I know it’s a chain place and we’re not supposed to patronize those: but I really do like Spaghetti Factory.

Seriously though, props to them hanging in there. I figured the Landing location was dead meat once the Chesterfield Valley location opened a decade ago.
