On the March 16 1:30pm Board of Adjustment meeting agenda
APPEAL #11596 - Appeal filed by Imo’s Pizza, c/o Gabe McKee, from the determination of the Building Commissioner in the denial of a building permit authorizing the Petitioner to construct commercial building per plans (carryout restaurant with drive-thru and outside patio per plans – zoning only) at 5956 Delmar Blvd. WARD 26 #AB-567193-22 ZONE: “F” – Neighborhood Commercial District
Reminder to testify today. This is all that more inappropriate given the increasing likelihood that WUSTL does something big around the Delmar station.
The potential for this area is sky high. This could change the center of gravity in the Loop area.
My god, I hope we get a massive proposal for this area, possibly featuring a new tallest building for the Loop area - something like 18 stories. I hope it drives development onto the surrounding lots and helps to create and foster an impressive urban environment.
And then I hope U-City takes notice and decides to develop its excess north Loop parking - which is most of it. I've written it several times on this forum before, but I really would love to see some tall-ish buildings on those north Loop lots, tall enough so that apartment residents on balconies, or hotel patrons at a rooftop bar, can kind of look down on the Loop. I think this would also leave an impression on Loop workers, shoppers, and visitors on Delmar and help solidify the district as one of St. Louis' premier nightlife and dining destinations.

Going to try and make it if my 1PM meeting doesn’t go long. Thanks for the reminder.
This is promising, but the old garage at Delmar and Rosedale is where I'd REALLY like to see something new.
I’ve always thought the old Dobbs at Rosedale and Delmar would make a great restaurant space with those garage doors and all that space for a patio. Something like a Big Star in Chicago or like the Bartaco chain on the east coast.

As an undergrad I dreamed of a 3am bar with actual dancing there.

Yea it could be a good spot for a dance club. There used to be a few places in the Loop for dancing.
Delmar Lounge, Red Sea, Riddles, 609 and there was something in the basement below Corner 17.
