Quick comment... A great argument to contest the QT is to bring up the needs of emergency vehicles on this particular stretch of Grand. I'd be against any potential new development that, as a regular function of its tenants' business model, has irregularly high vehicle traffic. Downtown Mobile AL of all places has a Chick-FIl-A drive thru as part of a street level retail component of the parking garage built next to Battle House (restored hotel) 

But fair point made as well as the question of how a successful drive thru would impact traffic, or the odd counter rotational traffic if street remains one way

Here is the QT in Midtown Atlanta. No gas pumps. St Louis should limit QT footprints and also not all need to have pumps. I’ve also seen a good many Wawas like this in Philly and DC.

I still can’t believe SLU. I drive Grand all the time and there is a huge gas station a block away. Pure insanity and the fact the the city trusted them with the “blighted” area is a crime. I guess the fact that is is called Biondi Way says it all.

^The Biondi Way silliness was supposed to be temporary. It's past time for those insults to architecture to come down. Honorary or not, I can't standing seeing his name everywhere when he did so much to knock down so many buildings for nothing.

How do we make sure this gets before the review board? And what can be done to dial down SLU's power, since they haven't displayed a good faith effort to manage the tiff for everyone's benefit?

I don't know what can be done about the Chapter 353 redevel corporation. It's not a TIF, btw. Nor did it sell the land. That was SLU.

What's duplicitous is selling the idea of the 353 with talk like "signature development," get said 353, then sell the land for a gas station. Oh and raze the Pevely along the way.

I was driving through the area last night, as I often do, and I began thinking about the QuikTrip proposal at Grand/Lafayette and how atrocious it is that something like that could even be considered in light of the fact that Target is going to be opening up a new location on Grand less than a mile away.

We have a chance, a real chance, to bring a dense, vibrant, walkable area to this portion of the city, and yet we're still considering auto-centric developments that make us anything but that? 

Literally everything and anything must be done to keep QuikTrip pumps off that lot.

Hopefully we'll get a chance to speak out if the demo of 3616 goes before the PB. Also if 3616 McRee is to be a part of the gas station, then it would need a zoning change, so Planning Commission. If they seek to have a bit of McRee vacated to combine with the lot they own north of MvRee, that's a Board Bill.

Keep an eye on the Board of Adjustment agendas for zoning variances, BoA for a board bill to vacate McRee and to create a CID so customers can pay for moving the onramp (reminder CID sales taxes don't apply to gas), and Preservation Board agendas for demo of 3612 McRee, and TESTIFY!

^^^Maybe this is a sign that they're at least giving up on the plan to demo 3619 Lafayette. I'm honestly a little surprised they're pushing so hard for the variances as I think they could build on the parking lot with no need for any variances at all. I'm not sure it's even remotely possible to completely stop them, but maybe with enough pressure to deny the variances they could be persuaded to at least build smaller and sell the non-contiguous and non-commercial parcels.

What else might have gone there, honestly? It's a terrible corner to live on with intersections at every direction and 44 immediately to the south. It's gonna be awful getting in and out of that lot.

Of course it was expected but it is so hard to comprehend as there is another gas station literally a block away. SLU has been a horrible steward of our built environment, and the city was nuts to trust them with the “blighted” area they granted.

Ironically the QT will probably result in the BP getting squeezed out.  When its abandoned then they will have that added blight to deal with.

Personally given that there will be a need for Gas stations for at least another 10-20 years and QT is one of the better operators IMHO (although with egregious footprints) I actually think its OK.  Going car-less or EV is simply a really difficult jump for a lot of St. Louis city dwellers.  Gas station will have to be somewhere to serve the city.  Putting it right on a interstate on ramp seems reasonable co location of car-centric infrastructure.  The demo requests should be heavily scrutinized though.  Demoing 3619 Lafayette would have been a hard pass for me.

If the BP shut down and was demoed the day of the ribbon cutting I would call it an modest upgrade for that stretch of road.  If they built something better on the BP lot, clear overall win.

Devil's Advocate here... There could be a net gain from QT at this location. What if this QT does lead to the elimination of the BP at the corner of South Grand & Park? Wouldn't it be preferable for there to be a gas station right next to the highway than right next to Cardinal Glennon Hospital and the SLU Medical Center? And, could SLU be doing this partially to get whoever has that BP to sell his property to SLU/SSM for redevelopment of that site? 

Just a thought. Personally, I'm more interested in redevelopment of the Circle K at Forest Park Parkway's westbound entrance, but that's another conversation...
