^ can i suggest that you hyphenate "development-planning"? otherwise kind-of reads like a development is doing the planning, or like it's a typo and "development" should be "developer"...

^ god, that was vacuous and painful to watch. completely missing the point that it's not just about "signature" development but "urban" development that doesn't result in more dead pedestrians and cyclists.

Good news, the Tiffany Community Association board decided not to recommend the QT to its members. There may be a vote of members to go with it or not, so it's not certain either way yet.

Looks quite a bit more unique and aesthetically appealing than yesterday’s certainly. Add some green space on some of those terraces, develop the street level experience a bit more and this is a real winner.

Is it now a complete certainty that QuikTrip will not be built there at Grand/Lafayette?

Also, speaking of gas stations, when can we see something replace the Circle K at Grand/Forest Park Ave.? I'm guessing we're still a few years out from it becoming more likely, but it seems like one of the most common sense lots to build on in all of the city with Foundry apartments, Armory apartments, Target apartments, and Steelcote all coming to the immediate area.

No, this is not 100% dead. The Tiffany Community Association members may still vote to support it. And even if they say no, QT will almost certainly just come back in a few months or year offering more money to the neighborhood to support. This will need to be an ongoing battle to keep QT out until they sell the property and something else is built.

Yeah, I didn't think it was a done deal that QuikTrip was out. I hope the neighborhood can win that battle. 

Beating out a gas station or car wash development is easier said than done in St. Louis, though.

At this point our best hope is for the renovation of 1504 S Grand to be a smashing success proving demand for more housing on Grand between Chouteau at 44.

^ i like their presentation and hand drawings but... whatever fronts Grand needs to be at least 4-5 stories. also can't imagine it being very enjoyable to hang out on a patio next to that stretch of Grand.

in any case i like Dylan's entry the best.

I personally like #2, but I vote for #1, because it seems to be a more realistic, attainable plan.

Yeah, #2 sure is nice, but that's just not going to happen. #1 looks clean, has a totally urban design, and would work perfectly for that site. 

One can only hope we will end up with something similar to that.
