Does anyone want to help get a better understanding of this QT and what lies ahead? I'd like to set up time with Brooks Goedeker, executive director at St. Louis Midtown Redevelopment Corporation. Usually helps to have a balanced perspective and a collective.
Seems like we need to do something other than whining on social media. Maybe there already people looking into it, I don't know.

Unfortunately, KC's satellite views are woefully out of date as I think this new QuikTrip was completed close to 2 or 3 years before I moved away from KC in 2020. Anyway, these two blocks are now one giant gas station. The convenience store sits on the left block while an enlarged gas pump island sits on the right block where the existing gas station was. I do believe they actually kept Mercier open, however.
Now, getting back to St. Louis:

We're basically looking at two gas stations on three half blocks between Park and 44. Sandwiched right up against the relatively dense and walkable southern half of the Tiffany neighborhood and just south of a major medical center.

It might be more like the QT at Big Bend and Manchester in Maplewood. That occupies two lots.
The one at Lemay and Bayless would just about fit here.

I talked to Brooks and he said that whether QT builds there depends on the decision of TNA. In other words, if the TNA says the neighborhood is against it, the MRC will block it. If that would be the case, it is reasonable to assume that QT will just sit on the land and keep it so no competitor builds on it (as they do on the corner of Arsenal and Kingshighway). Now, TNA needs to hold a vote on QT, hopeful soon. I don’t know what they are waiting for, I will ask them today during TNA meeting. The problem is that you can vote only if you pay the TNA deeds, which I guess is not a lot of people. When QT met with the neighborhood 1 or 2 years ago (before the pandemic hit), almost everyone was against it. After that, QT offered to bring the entrance to I44 closer to Grand, and as such mitigate the increased traffic on Lafayette Ave, one of the main problems the house owner on Lafayette had (me included). So that was positive. Unfortunately, they also decided to remove the fence between the area they bought and the alley between Lafayette and McRee, which pisses me of the most since this will bring the crime and traffic directly behind my house. I will fight against this development as much as I can if they remove the fence. If the fence stays, if they improve the entrance to I44 and make Lafayette exclusively residential (instead of being used race track to get into the highway), keep it neat and put some greenery, then this can be, I guess. Ohh, one more thing, they offered to donate to the TNA ~ $2,000 a year lol.

Assuming TNA is going to vote in favor, you should ask them to up that to $20k. And have them agree to a 20 year agreement on that.

But here, SLU has shirked the responsibility granted by the City to the St. Louis Midtown Redevelopment Corporation and placed the onus on a small neighborhood association, allowing Quiktrip to make an offer that is relatively much more attractive, while SLU stands to benefit financially from the sale of the property.
A stark contrast between long-term vision, involvement and investment (WashU and The Grove) and myopia, devolution and extraction (SLU and S. Grand).
WUSTL leased the drive thru fast food building at Delmar and Skinker after Church's Chicken left in order to break the continuity of use so that the redevelopment ordinance's prohibition of drive thrus would empower the neighborhood to say no to such things.

Wow, a fence! That will totally change the fact that there is gas station there.
They can buy and replace the crumbling BP two blocks up. It would be terrible use of that plot of land on Lafayette for a gas station.

Even without that it is a cross street to get to 39th and basically nobody stops at the stop at Spring. Ideally we'd see an apartment building there but even that would increase traffic.

It is $60 a year per homeowner, $30 a year per unit per property owner and $20 a year per renter. You don't have to be long time resident, just pay and you can vote. But putting things in perspective, there are approximately 350 homeowners/property owners eligible to vote but only ~ 10% paid their dues and can vote. The majority of people don't care.
I was wrong about the $2,000 per year, it is: $5,000 cash payment to TNA (I think it is a one time thing, but might be annual) and "occasional donation of water, soda, hot dogs etc".
They do promise the following: reconstruction of the Lafayette and I-44 entrance to separate the traffic from Lafayette Ave; keep the physical separation of the gas station from the alley between Lafayette and McRee.

Noticed this 40,000 sq. ft. building on Chouteau & 39th by SLU Medical was recently rehabbed and now occupied as a clinic for Boston O & P. (Orthotic & Prosthetic.) No pic but it looked pretty nicely done.

Even in light of the great Target news, I can't shake the disappointment about a QT at I-44 and S. Grand. I reached out to the director of STL Midtown Redevelopment Corp. No answer of course; he didn't respond to the PD article, why would he respond to a citizen? I was told by connected, smarter city dealings people than I that he will not respond. What's next? Alderwoman is not the answer sadly. I believe she will defer to the Neighborhood Assoc. That is what Davis and the alderwoman in Shaw (can't remember name) did when I asked them about opening streets years ago. While we are cutting the alderpersons in half, can we do the same with the neighborhoods and these associations?

I highly doubt you'd get any answer from the Prospect Yards twitter account. Not 100% sure who runs it, but at best you'd probably get a very very vague response with some boilerplate nonsense.
