Yeah, as much as I'd like to see a downtown Aldi, a 16,000sf space with no parking works much better for a CVS/Walgreens or an urban format Target than a grocery store. The location is just about ideal as well.

I doubt they actually have an LOI yet, or are even that sure it will be a grocer. It's just a blurb on a contractor's website. Construction contractors aren't really known for their perspicuity.

I think most people have forgotten about this downtown project but it’s well underway
$46m rehab of City Place that will turn it into 160 apartments, 190 hotel rooms and 94 time share units with a 16,000 SF grocery store

Yeah, it's a large national chain.  Diamond Resorts.  Apparently they think high enough of the Arch and Cardinals to run their model here.  I've used their properties in Virginia and Florida (as a hotel not a timeshare).  Pretty decent company I'd say.

City place project doesn't appear to be active. I don't see any people around the site. It's still blocked off, they could be all inside but it just seems inactive

City Place looks all but abandoned. Some new graffiti is up on the south side of the tower. Seems like the coffers have run dry, maybe awhile ago?

The land lease is onerous and the shared parking garage between the buildings creates all sorts of financing problems. Expensive rehab and can't charge premium rents. A lot of high hurdles on this one.

With the rent projections, cost, and their scope, they’ll basically be doing something new in the shell of the old. Will be interesting to see how these turn out.
